Mr. Benson stated that the applicant requests approval of a Major Site Development Plan for the construction of three apartment buildings. He stated that approximately a year ago a Master Plan was approved for Ringgenberg Park Subdivision, 4th Addition. Mr. Benson outlined the details of the approved Master Plan. He reviewed the status of the construction that has taken place on a portion of this property since the Master Plan was approved. Mr. Benson stated that the zoning on this property is Floating Suburban Residential Medium-Density, which allows up to 12-unit apartment buildings, and requires that a site plan be approved by the City Council. He showed a site plan of the layout of the proposed three additional apartment buildings to be constructed on this property. He stated that the access to this area is from the interior drive, Bobcat Drive. Mr. Benson reviewed the details of the landscape plan and the landscape buffers proposed for this property. He reviewed the details of the storm water detention system that is in place on this property. Mr. Benson stated that the three proposed apartment buildings are essentially the same as the five buildings that are currently under construction. He stated that they are two- story buildings with attached garages. Mr. Benson outlined the process for seeking approval of this request. He stated that staff concludes that this plan meets the design standards. Kurt Friedrich, Friedrich Companies, 100 6th Street, stated that they feel that their request is consistent with the earlier approved Master Plan. He gave a status report of the construction that has taken place already on this property. Mr. Friedrich stated that they hope to begin construction on the last three apartment buildings, which are a part of this request, in 2015. He stated that they hope to market these apartments to professional and retired individuals. Debra Lee asked whether the buildings will be identical to what was approved earlier. Mr. Friedrich stated that the footprint has not changed. He stated that they hope to have a prairie style façade design. Mr. Friedrich outlined some of the features that they plan to incorporate into these buildings. He stated that there will be attached garages for all of the units. John Tillo stated that it appears to be in line with what the Commission has seen previously and it seems to fit the character of the area.
