RESOLUTION APPROVING REZONING AGREEMENT
WITH MASTER PLAN FOR 204 SE 2ND STREET
FOR THE CITY OF AMES, IOWA
WHEREAS, at the December 16th City Council meeting the Council held a Public
Hearing and approved on first reading a rezoning request by KHDB Enterprises LLC for
1.29 acres of land at 204 SE 2nd Street to be rezoned from Highway-Oriented Commercial
(HOC) zone to Neighborhood Commerical (NC) with a Master Plan; and,
WHEREAS, the approval was subject to completing an update of a master plan
regarding uses and layout and finalizing the zoning agreement for the master plan, all
prior to completing the third reading of the rezoning ordinance; and,
WHEREAS, rezoning with a Master Plan requires a Zoning Agreement be agreed
to between the applicant and the City per requirements of the Ames Municipal Code.
Future projects not included will be reviewed for the conformance to the Master Plan at
Site Development Plan review and Special Use Permit review.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames,
Iowa, that the Rezoning Agreement with Master Plan for 204 SE 2nd Street is hereby
approved.
ADOPTED THIS 27th day of January, 2026.
