HomeMy WebLinkAboutA055 - June 24, 2025, Regular Meeting of the Ames City CouncilTo:Mayor and City Council From:Keith Abraham, Parks and Recreation Director Date:June 24, 2025 Subject:Fitch Family Indoor Aquatic Center Monthly Update Item No. 10 MEMO PROJECT UPDATE: In accordance with a previous directive, staff is required to keep the City Council informed of the construction status of the Fitch Family Indoor Aquatic Center (FFIAC) and will provide a written update at Council's second meeting of each month. Additionally, staff, along with representatives from Story Construction and RDG Planning and Design, will provide an in-person update once per quarter (January, April, July, & October). If anything occurs during the project that requires Council action, staff will present this in a timely manner. In accordance with this directive, the City's Construction Manager for the project, Story Construction, has provided a Project Status Report (Attachment A). Story Construction and RDG Planning and Design are 96% complete with reviewing shop drawings and submittals. This activity will continue until 100% complete. CHANGE ORDER SUMMARY: There were five change orders recently approved, and the changes thus far on the project are shown on the change order log (Attachment B). Box 811 Ames, IA 50010 www.CityofAmes.org 1 1) To keep the project moving, an interior masonry wall was constructed prior to the building being enclosed for cold weather. As a result, a crack developed due to the fluctuation in temperatures. 2) Wood blocking was added to wall support to provide more space for wires. 3) There were concerns with the unevenness of the roofing membrane over the hollow core concrete ceiling in the mechanical and electrical room. Staff directed Central States Roofing to make sure the final surface was quality, level, and will avoid punctures, thus the additional cost. 4) Staff did not like the look of the precast pockets and directed Hilsabek Schacht to add covers to these areas. To date, change orders for the project total $264,833, or 12.61% of the contingency budget. The contingency for this project is $2.1 million with a current balance of $1,835,167. There is also $1 million set aside for mitigation of contamination issues, which has not been used at this time. Box 811 Ames, IA 50010 www.CityofAmes.org 2 Fitch Family Indoor Aquatic Center Monthly Project Status Report June 2025 *Natatorium: Wellness, Recreation and Lap Pools *Non-Natatorium: All supporting rooms outside of the Natatorium including Mechanical, Loading, Locker Rooms, Offices, Main Lobby & Check-In, and the Alternate Walk Path PROGRESS THIS PAST MONTH: 1. Wellness pool walls were backfilled. 2. Lap pool deep end basin slabs were poured. Excavations continued for shallow end. 3. Slab on grade for the non-Natatorium was completed. 4. Storm structures were prepared and concrete paving started in the NW corner of the site. 5. Interior wall framing, masonry partitions and ductwork started in the non-Natatorium. 6. Mechanical equipment installations started in the Aquatic and Electrical Mechanical Rooms. 7. Building Envelope Consult inspections continued for vapor barrier and pool water stop. 8. Special inspections and testing of interior and exterior concrete continued. 9. Submittals and Requests for Information continued to be processed between the Bid Package Contractors, Story Construction, and RDG Planning & Design. WORK PLANNED FOR NEXT MONTH: 1. Interior wall framing, masonry partitions and ductwork will continue. 2. Mechanical, electrical, plumbing and sprinkler piping rough ins will begin. 3. Curtain wall framing - i.e. windows - will begin. 4. Storm structures and paving in the NW corner of the site will be completed. 5. Storm structures and preparations for paving in the NE corner of the site will begin. 6. Building Envelope Consult inspections will continue for vapor barrier and pool water stop. 7. Building Envelope Consult Pre-install meeting will be held for shower waterproofing. 8. Special inspections and testing of concrete and sitework will continue. 9. MEP Commissioning Kick-Off meeting will be held with mechanical and electrical contractors. 10. Continue development of the Crew Workflow Plans for the pools, interior finishes and site improvements and parking.
