HomeMy WebLinkAbout~Master - Approving Major Site Development Plan for 113 North Dakota Avenue (Dakota Townes)RESOLUTION NO. 25-267 RESOLUTION APPROVING MAJOR SITE DEVELOPMENT PLAN FOR 113 NORTH DAKOTA AVENUE (DAKOTA TOWNES) FOR THE CITY OF AMES, IOWA WHEREAS, Luke Jensen, LJREC, LLC, requested a rezoning from Residential Low Density (RL) to Residential Medium Density (RM) with a Planned Unit Development (PUD), Major Site Development Plan, and a Preliminary Plat for Dakota Townes, 113 North Dakota Avenue; and, WHEREAS, the application was submitted subsequent to City Council's determination on June 25, 2024, on a rezoning process for the property to be developed residential in an area designated by Ames Plan 2040 as Urban Corridor; and, WHEREAS, the request is to allow medium-density residential development of the site as 16 single-family attached dwellings. The units will be configured as three -story townhomes, 33’7” in height; and, WHEREAS, in total, six buildings are proposed, each containing between two and three townhome units. The buildings will be aligned along private east -west streets, Brookline and Brook Hollow. Each unit will have two bedrooms and a garage ; and, WHEREAS, the Major Site Development Plan accompanying the PUD request will be the controlling plan for development of the site upon approval of the PUD with the pedestrian, parking, landscaping, building and open space features. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the Major Site Development Plan for 113 North Dakota Avenue (Dakota Townes) hereby approved.
