MINUTES OF THE REGULAR MEETING OF THE
AMES ZONING BOARD OF ADJUSTMENT
AMES, IOWA JUNE 8, 2022
The Ames Zoning Board of Adjustment met, pursuant to law, in Regular Session at 6:00 p.m. on
June 8, 2022, in the Council Chambers of City Hall. The following members were present: Rob
Bowers, Leah Patton, and Michael Zenor. Leila Ammar and Chad Schneider were absent. Also
present were Assistant City Attorney Victoria Feilmeyer, and City Planner Benjamin Campbell.
Approval of Minutes: A correction was noted by Acting Chair Bowers that the minutes sent to
the board for review had Chad Schneider listed as Co Chair and it should have been Vice Chair.
The official minutes are correct with Vice Chair Schneider. Moved by Zenor, seconded by Patton
to approve the minutes of the May 11, 2022, Zoning Board of Adjustment meeting.
Vote on Motion: 3-0. Motion declared carried unanimously.
CASE NO. 22-06
Public Hearing on a Special Home Occupation Permit to allow a Salon at 1101 Maxwell
Avenue
City Planner Benjamin Campbell presented Case Number 22-06 to the Board and noted that Cheryl
Eller submitted an application requesting approval of a Special Home Occupation to allow for a
Salon business at her home.
Mr. Campbell said the application indicated that the home occupation falls under the category of
“barbershops and beauty parlors”, listed in Section 29.1304(1)(b) and is considered a Special
Home Occupation.
The applicant is currently in the process of finishing the basement. The basement contains the
salon space and a bathroom for customer use. The driveway accommodates two cars in front of
the garage. The applicant submitted signatures from neighbors indicating no objection to the
Special Home Occupation. The applicant also stated there will be no outside employees and no
signs will be posted in the yard. It was clarified that Ms. Eller intends to have approximately one
to eight client visits per day, and operate on Monday, Tuesday, Wednesday, and alternating
Saturdays. City staff recommended approval.
Acting Chair Bowers asked if there were any questions for staff and the applicant.
Acting Chair Bowers opened the Public Hearing.
No one came forward to speak, Acting Chair Bowers closed the Public Hearing.
Moved by Zenor, seconded by Patton, to approve Alternative 1: The Zoning Board of Adjustment
can approve this request to allow a Salon business as a Special Home Occupation at 1101 Maxwell
Avenue by adopting the findings and conclusions presented in the meeting.
Vote on Motion: 3-0. Motion declared carried unanimously.

Will Determan, 1008 Lincoln Way, Ames, was present and requested to speak.
Assistant City Attorney Feilmeyer stated that the Board could take comments, but no action on
the comments could be taken as it was not noticed.
Mr. Determan handed a map to the Board members. He discussed the issues of sidewalks or lack
of sidewalks in his neighborhood and the City of Ames, in general. Mr. Determan commented
that if the City is trying to promote Ames as being a more walkable city these residential sidewalks
need to be addressed. He suggested everyone walk their neighborhood to get a better
understanding of the sidewalk situation within the City of Ames.
ADJOURNMENT: Moved by Zenor, seconded by Patton, to adjourn the meeting at 6:18 p.m.
