HomeMy WebLinkAbout~Master - Major Site Development Plan for 3300 University BoulevardRESOLUTION NO. 24-639 RESOLUTION APPROVING MAJOR SITE DEVELOPMENT PLAN FOR 3300 UNIVERSITY BOULEVARD FOR THE CITY OF AMES, IOWA WHEREAS, the property owner, Hunziker Construction Services, Inc., is proposing to develop the site at 3300 University Boulevard to support 25 residential units. 16 of those units would be housed in two apartment buildings situated along the University Boulevard frontage; and, WHEREAS, accessory parking and garages are proposed to be located in the middle of the site with the remining nine units clustered in townhomes along the east side of the lot; and, WHEREAS, it is proposed that the apartment buildings and townhomes would be two stories tall and built in the contemporary style that complements the architecture of the Iowa State University Research Park (ISURP); and, WHEREAS, the property owner is requesting several deviations from setbacks to facilitate development of multiple buildings on the site in lieu of larger apartment buildings that meet setbacks. Staff encouraged differentiated buildings on the site and utilization of Planned Unit Development for flexibility. The proposed parking plan also includes a deviation of locating a third space for each townhome apartment on the driveway of each of those units rather than in a separate parking lot area; and, WHEREAS, the Planning and Zoning Commission voted 3-1 to recommend approval of the rezoning with site development plan and master plan approval. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the Major Site Development Plan with Planned Unit Development Overlay is hereby approved with no conditions.
