RESOLUTION APPROVING MAJOR SITE DEVELOPMENT PLAN
FOR 3216 TRIPP STREET
FOR THE CITY OF AMES,IOWA
WHEREAS,Hatch Development Group,in partnership with the City of Ames,is proposing
to construct 38 units of low-income affordable multi-family housing at 3216 Tripp Street. This is
part of an affordable housing development by the City within the Baker Subdivision; and,
WHEREAS, the site was rezoned to Residential Medium (RM) Density with a Planned
Unit Development Overlay and Master Plan in April 2023. The proposed development includes
38 units of apartments to be constructed along the south side of Tripp Street among six buildings
configured primarily as townhome style units. The units range in size from 2-4 bedrooms with a
majority being 3- and 4-bedroom units. The project is designed as family low-income housing
serving households earning below 50% of the Area Median Income; and,
WHEREAS, at its meeting on March 6, 2024, the Planning and Zoning Commission voted
7-0 to recommend the City Council approve the Major Site Development Plan.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa,
that the Major Site Development Plan for 3216 Tripp Street (Creekside Townhomes) is hereby
approved.
