This Special Use Permit will not be granted unless sufficient facts are presented with
the application, and at the Planning and Zoning Commission and Zoning Board of
Adjustment meetings to support a finding that all the general standards for granting a
Special Use Permit have been met.
Obtaining this Special Use Permit does not absolve the applicant from obtaining all other
applicable permits, such as Building Permits, ]DOT access permits, et cetera.

The Zoning hoard of Agjqstmdht cannot approve a Special Use Permit unless all of the
"General Standards"are met. I n order to facilitate_ review of Phis application for a Special Use
:Perm it;�th6�.applicant must-address each of .the "General Standards", set forth in Section
29.1 503(4)(aj of the Zoning Ordinance.
(Note: The applicant's explandtion of how the request meets each standard may be attached
on a separate sheet ff sufficient space is not provided.)
1. "General Standards, The Planning and Zoning Commission and the Zoning. Board of
Adjustment.shdlfr(J.view,each appllcatioh for the purpose of determining that each proposed
use.meets the following f`General Standards'; set forth in 29,15030)(a), and in addition,
shall find adequate evidence that each use in its proposed location wi11:
a. Be harmonious with and in accordance, with the general principles and
Proposals of the Land Use Policy Plan (LUP.P).
Explain how the request meets this standard.
'Site will be operated as a seasonal yard waste collection and
transfer location operated by Chamness Technology (dba Green RU)
under contract with the City of Ames. Site is. currently zoned -
_�� General Industrial and has previously been approved as a salvage
yard. : Surrounding properties and buainesse.s. are in the waste
mans eme:nt salva a/rec clin business.
A :Be designed, "constructed, operated and maintained so as to be
harmonious iri appearance with the existing or intended character of the
general vicinity and that such use will not change the essential character of
the area-in which it is proposed.
Explain how the request meets this standard.
Collection and temporary holding of yard waste and brush/tree
debris will be conducted on the easternsections of the property,
away from. observation from the street. .A gate is installed to
control/prevent after hours or unauthorized dumping. Yard Waste
and ground wood material will be transferred from the site on
an as-needed basis for composting at our Edd ville, Iowa Facility.

c. Not be hazardous or disturbing to existing or future uses in the same
general vicinity.
Explain how the request meets this standard.
Site will be used for the same purposes as approved under Case
No. 18-17. The use of this site as a Yard Waste Collecti.ou Site
as similar businesses surrounding it. Only Yard Waste, brush and
tree debris will be collected-at the Site. This material will be
periodically removed from the site .for,composting at a location
_ outside of StorLounty. All materials will be removed from the
Site within 60 days of the end of the permit and agreement with the City.

highWays, streets, police, fire protection, drainage sfrucfure, refuse
disposal,"wafer and sewage facilities, and%r schools.

.Site will not be developed to the, point where any additional
infrastructure will be required or needed for this purpose.
The current road and utility infrastructure are more than
adequate for the needs of the Site under this request.

Five to six times per year (in .the late April/early May and October/
NovembEtr timeframes) additional traffic will be generated on
No-Charge Da s -(alwa s on a Saturday ) in support of the„City of
Ames. This additional traffic will be monitored and managed by
additional site staff.brought. in fox this purpose. Ames PD will

on Private Property
(This form must be filled out completely before your application will be accepted.)
Section 29.1500(2)(d)(iii) of the Zoning Ordinance, requires that notice shall be posted by the
City on the subject property. One notice sign shall be posted for each property. Required
signs shall be posted along the perimeter of the subject property in locations that are highly
visible from adjacent public streets prior to the public hearing.
The owner of property at }0 & 400 Freel Drive hereby grants the City of Ames
permission to place "Zoning Action Pending"signs on the property for the purpose of informing
interested persons of the request for action by the City of Ames.
I understand that the signs will be placed on the property several days prior to action on the request by
the Planning and Zoning Commission, Zoning Board of Adjustment, or the City Council, and may remain
