FACTS
City Planner, Eloise Sahlstrom, of Planning and Housing presented the application and Staff
Report to the Board for an Exception to the Parking Lot Landscape Area Dimension
Requirement for the property located at 306 E. Lincoln Way. The property at issue is zoned for
"HOC" Highway Oriented Commercial and is currently vacant.
An Exception for pavement setback was previously approved in 2018, but it has since expired
along with the Site Plan and Special Use Permit. The request is identical to what was previously
approved, as the applicable regulations have remained the same. Only the address has been
updated.
The Applicant wishes to relocate their current operations and build a new dry cleaning and
laundry facility at 306 E. Lincoln Way. The Applicant plans to have a pick-up/drop off area at
the new facility to accommodate customers. The Applicant proposes to locate the pick-up/drop
off area at the south end of the building facing west. The drive aisle adjacent to the pick-up/drop-
off area is designed with a width of 14 feet to accommodate the ease of circulation around the
pick-up/drop-off area. The code requires pavement areas to be setback a minimum of 3 feet from
adjacent property lines. The Applicant is requesting an exception to the pavement setback in this
area to allow a zero setback. The Applicant is also the owner of the adjacent property.
Other than the exception request, the Applicant is in compliance with the requirements of the
Ames Municipal Code Section 29.403 Landscaping and Screening. The exception is for the
pavement set back and does not impact any of the required landscaping. Staff concluded that the
proposed dry cleaning and laundry facility at 306 E. Lincoln Way is consistent with the
exception standards required for granting and Exception to the Parking Lot Landscape Area
Dimension Requirement and recommends the Board grant the exception request.
Fox Engineering spoke on behalf of the Applicant and answered questions of the Board
regarding traffic flow in the pick-up/drop-off area.
FINDINGS AND DECISION
The Board considered the facts as detailed above and provided in the Staff Report, and all
evidence and testimony given at the hearing. The Board adopted the findings in the Staff report
and found that the relevant standards in Ames Municipal Code Section 29.1506 were met and
established by the Applicant.
WHEREFORE, IT IS ORDERED that the applicant is GRANTED, pursuant to Section
29.1506 of the Ames Municipal Code, an Exception to the Parking Lot Landscape Area
Dimension Requirement for the property located at 306 E. LincoIn Way.
Any person desiring to appeal this decision to a court of record may do so within thirty (30) days
after the filing of this decision.
