Planner Justin Moore presented the application for a Special Use Permit to the board. Ames Pet
Resort, 2811 Hyatt Circle, seeks approval of a 2,120 square foot addition to the existing 6,991
square foot building. The property is owned by Randy Duncan and is a 1.35-acre parcel zoned
General Industrial (GI). The portion of the site proposed for this use is the northern and western
portion; the proposed addition would be on the northwest side of the existing building and abutting
the current parking lot. The space will be used as a pet daycare area, grooming space and kennels.
The original Special Use Permit and Minor Site Development Plan was approved in 2011. A
second Minor Site Development Plan was approved in 2017 for additional outdoor play area and
kennels. This proposed addition will bring the total square footage of the building to 8,111 square -
feet. All parking requirements meet City standards as well as all ADA requirements.
Justin Dodge of Hunziker Companies, and on behalf of Ames Pet Resort, informed the Board that
the State changed the requirements on the play area for animals being boarded prompting the need
for an addition.
No input from the public was received.
DECISION
The Board considered the facts as detailed above and provided in the staff report and found that
all the relevant standards in Section 29.1503 were met and established by the Applicant.
WHEREFORE, IT IS ORDERED that the Applicant is GRANTED, pursuant to Section 29.1503
of the Ames Municipal Code, a Special Use Permit for a building addition to Ames Pet Resort in
the GI Zoning District at 2811 Hyatt Circle.

Any person desiring to appeal this decision to a court of record may do so within 30 days after the
filing of this decision.
