DECISION & ORDER
Ryan Pei of Remedy CrossFit is seeking a Special Use Permit to lease one of the warehouse
buildings located at 525 E. 2nd Street for use as a CrossFit training facility. This location is
within the General Industrial Zoning District. "Retail Sales and Service — General" is a permitted
use in the General Industrial (GI) zoning district with the approval of a Special Use Permit if the
use exceeds 3,000 square feet. The building in question is 6,600 square feet.
Planner Eloise Sahlstrom presented the application to the Board. The property is a 5-acre parcel
located at the northeast corner of Borne Avenue and E. 2" d Street. It is owned by Mum Wil LLC
and includes seven buildings totaling 46,645 square feet of indoor storage and warehouse space.
Applicant seeks to lease one of the buildings for use as a CrossFit training facility. Staff
determined that the proposed use is similar to martial arts instruction, which the Zoning
Ordinance classifies as "Retail Personal, Business and Repair Services" within the category
"Retail Sales and Services — General".
Applicant described the proposed use as providing personal fitness training to individuals and in
small group classes along with some retail sales. There will be three employees, including the
applicant. Staff determined the use similar to martial arts instruction, which the Zoning
Ordinance classifies as "Retail Personal, Business and Repair Services". The services will be
operated on a personal appointment level and based on month to month membership. It will not
be open to the public for fitness. Fitness centers are not allowed in GI districts as they are
considered recreational use.
The portion of the site proposed for this use is accessed from Borne Avenue just before the dead
end at the Chicago & Northwestern Railroad tracks. The site includes a large parking area that
will accommodate the required parking, maneuvering, and loading areas for the existing uses on
the property. A minor site development plan was recently approved for this site, identifying
thirty-three spaces and including seven overstory tress dispersed around the paving area.
Twenty-two spaces are required for the proposed use. There will be no changes to the exterior of
the building.
Applicant Ryan Pei testified that he agreed with Planner Sahlstrom's description of his
application.
DECISION
The Board considered the facts as detailed above and provided in the staff report and found that
all of the relevant standards in Section 29.1503 were met and established by the Applicant.
ORDER
WHEREFORE, IT IS ORDERED that the Applicant is GRANTED, pursuant to Section
29.1503 of the Ames Municipal Code, a Special Use Permit to allow 6,600 square feet of use as
a Retail Sales and Service — General, in the form of a CrossFit training facility, located at 525 E.
2„d Street within the General Industrial Zoning District.
Any person desiring to appeal this decision to a court of record may do so within 30 days after
the filing of this decision.
