Obtaining this Special Use Permit does not absolve the applicant from obtaining all other applicable permits, such as Building Permits, IDOT access permits, etcetera. Special Use Permit Supporting Information for a Proposed Use in a Zone other than Residential or Commercial (This form must be filled out completely before your application will be accepted.) The Zoning Board of Adjustment cannot approve a Special Use Permit unless all of the "General Standards"are met. In order to facilitate review of this application for a Special Use Permit, the applicant must address each of the "General Standards", set forth in Section 29.1503(4)(a) of the Zoning Ordinance. (Note: The applicant's explanation of how the request meets each standard may be attached on a separate sheet if sufficient space is not provided.) 1. General Standards. The Planning and Zoning Commission and the Zoning Board of Adjustment shall review each application for the purpose of determining that each proposed use meets the following "General Standards", set forth in 29.1503(4)(a), and in addition, shall find adequate evidence that each use in its proposed location will: a. Be harmonious with and in accordance with the general principles and proposals of the Land Use Policy Plan (LUPP). Explain how the request meets this standard. The business activity (exercising)will occur indoors. The businesses in the buildings that are attached to the proposed space have all been updated to be visually and structurally better. Since the proposed business will be operating in an already existing space the land and building will not be affected in any way. b. Be designed, constructed, operated and maintained so as to be harmonious in appearance with the existing or intended character of the general vicinity and that such use will not change the essential character of the area in which it is proposed Explain how the request meets this standard. The building that is going to be used for the business already exists and is constructed in a way which the exterior is harmonious with the buildings in the existing area and other buildings that are associated with it. Any new construction for the business will be happening on the inside of the building not affecting the character of the area in any way. c. Not be hazardous or disturbing to existing or future uses in the same general vicinity. Explain how the request meets this standard. The CrossFit business will operate within its own 6,600 sq. ft. building located on the NW end of the complex. All activity of the business will happen inside the building, and no other business will be disturbed. Other businesses include warehouse storage space and individual storage units located within other buildings on the property. Both of those other businesses have a very minimal amount of people (<10 visitors per day) and minimal traffic going to and from those businesses throughout the week. These visitors are driving cars/pickups. The new Cross Fit business will not affect any future uses of the area. One of the warehouses is used by a hot tub company (WCI) to store new hot tubs, their employees visit the warehouse <5 times per day. They do receive a semi-truck approximately 1 time every month, the truck arrives in the evening, it takes approximately 1 hour to unload Classified as Business then departs. WCI loads the hot tubs on a trailer inside the warehouse and then pulls the trailer by pick up to the customers house. Effective January 2021, WCI will relocate to a warehouse on the backside of the property that WCI employees and trucks will access via the entrance on East 2^d starting in January 2021. The indoor storage unit customers visit the location periodically, averaging less than 5 customers per week. d. Be served adequately by essential public facilities and services such as highways, streets,police, fire protection, drainage structure, refuse disposal, water and sewage facilities, and/or schools. Explain how the request meets this standard. The CrossFit business will be inside a building that was built in the 1970's, the building already has electrical, water, sewer and gas lines available, including a Fire Sprinkler System. All of the buildings have a fire sprinkler system. There are city street lights along Borne Ave. The property has all the essential infrastructure in place. The building has 7 exterior lights with photosensors that adequately lights up the surrounding area during night time. The driveway entrance to the building is located at the end of Borne Ave, a dead-end street, there is minimal public traffic. There are 3 city street lights along the one block of Borne Ave. e. Not create excessive additional requirements at public cost for public facilities and services. Explain how the request meets this standard. The property has all the essential infrastructure in place. f. Not involve uses, activities, processes, materials, equipment or conditions of operation that will be detrimental to any person, property or general welfare by reason of excessive production of traffic, noise, smoke, fumes, glare, or odors. Explain how the request meets this standard. The business will be located on a dead end street that is away from any major roads. The traffic will consist of clients coming to and from the business around 6 times a day during operating hours of; Monday through Friday 5:00am, 7:00am, 9:00am, 12:00pm, and 4:00pm-7:00pm and Saturday 9:00am-11:00am. During these hours the maximum number of cars atone time would be twenty. There will be no smoke, fumes, glare, odors occurring at any time. g. Be consistent with the intent and purpose of the Zone in which it is proposed to locate such use. Explain how the request meets this standard. The business is going to be operating as a CrossFit gym and plans on following the guidelines that are required to do so under the Zone it is proposed to be located in. Special Use Permit Classified as Business (Proposed Use in a Zone other than Residential or Commercial) Permission to Place a "Zoning Action Pending" Sign on Private Property (This form must be filled out completely before your application will be accepted.) Section 29.1500(2)(d)(iii) of the Zoning Ordinance, requires that notice shall be posted by the City on the subiect property. One notice sign shall be posted for each property. Required signs shall be posted along the perimeter of the subject property in locations that are highly visible from adjacent public streets prior to the public hearing. The owner of property at_525 East 2nd Street, Ames, Iowa 525_ hereby grants the City of Ames permission to place "Zoning Action Pending"signs on the property for the purpose of informing interested persons of the request for action by the City of Ames.
