DECISION & ORDER
CCRC of Ames, LLC is requesting a Special Use Permit for Northridge Village Garden Pavilion
located at 3305 Stange Road. This request was previously approved for a Special Use Permit on
May 22, 2019. However, due to delays in working with the gas company, the SUP expired. In
order to comply with the gas company's restrictions, a new Special Use Permit is being
requested with minor changes to the proposed pavilion.
Planner Eloise Sahlstrom reviewed the plan and noted that the former pavilion was outfitted with
ceiling fans and lighting, but the new plans included only an electrical outlet and hose cap, and
that no other utilities would be included. The side of the pavilion facing the drive would be
embellished to continue to match the existing buildings in the area with the stone fagade.
Applicant Jordan Anderson, on behalf of the property owner, testified that the pavilion had to be
relocated due to the easement of the gas line.
Planner Sahlstrom stated that the previous permit included a condition that any easements for
public utilities needed to be recorded on the property before any certificate of occupancy be
granted. Planner Sahlstrom confirmed that all easements needed had been recorded as required
and that no additional conditions were necessary to grant the requested permit.
DECISION
The Board considered the facts as detailed above and provided in the staff report and found that
all of the relevant standards in Section 29.1503 were met and established by the Applicant.
ORDER
WHEREFORE, IT IS ORDERED that the Applicant is GRANTED, pursuant to Section
29.1503 of the Ames Municipal Code, a Special Use Permit to allow the construction of a 0.5-
acre garden and 600 square foot pavilion with utilities within the Northridge Village continuum
of care campus in the FS-RM Zoning District at 3305 Stange Road.
Any person desiring to appeal this decision to a court of record may do so within 30 days after
the filing of this decision.
