The Zoning Board of Adjustment shall review each application for the purpose of determining that each proposed use meets the following "General Standards" set forth in 29.1503(4)(a), which are listed below. Note: This is an opportunity to describe operations of the business to enable the Zoning Board of Adjustment to find adequate evidence that each use in its proposed location will: (i) Be harmonious with and in accordance with the general principles and proposals of the Land Use Policy Plan (LUPP). Structure and interior upkeep has been and will be maintained by owners and hired contractors to keep exterior and interior of structure appearance in code with Ames standards. (ii) Be designed, constructed, operated and maintained so as to be harmonious in appearance with the existing or intended character of the general vicinity and that such use will not change the essential character of the area in which it is proposed. Explain how the request meets this standard. The home was built in 1972 and fits in with teh neighborhood and have no plans to change it. Upkeep and physical appearance well be maintained by owners as well as hired professionals when needed. Neighbors have already noted they are ok with the vacation lodging and willing to let us know personally of any issues with the premises in the event there is anything that arises at any time. (iii) Not be hazardous or disturbing to existing or future uses in the same general vicinity. Explain how the request meets this standard. We have extensive rules for the home, stated online as well as in the home with our"House Manual". These include but are not limited to No loud parties as well as respect to the neighbors and surroundings. (iv) Be served adequately by essential public facilities and services such as highways, streets, police, fire protection, drainage structure, refuse disposal, water and sewage facilities, and/or schools. Explain how the request meets this standard. Meets all standards within, if not exceeding. the current standards. Explain how the request meets this standard. 7 EtTective Date: December 1.2019 The vacation lodging will not exceed any current usages or public costs as the home is still used as it has been in past decades with family gatherings. Neighborhood activities are not compromised in any way. (vi) Not involve uses, activities, processes, materials, equipment or conditions of operation that will be detrimental to any person, property or general welfare by reason of excessive production of traffic, noise, smoke, fumes, glare, or odors. Explain how the request meets this standard. All uses are for personal uses only and are prohibited from (as noted in our "House Manual' as well as being posted on our online listing which is read before signing up) excessive noise or activities that well effect the neighborhood. (vii) Be consistent with the intent and purpose of the Zone in which it is proposed to locate such use. Explain how the request meets this standard. Will be used in accordance with the current and any future changes of the Codes and Conducts currently approved by the City of Ames. Most of our guests have been families, as it is with the rest of the neighborhood. 9. Residential Zone Standards. The Zoning Board of Adjustment shall review each application for the purpose of determining that each proposed use in a residential zone meets the "Residential Zone Standards set forth in 29.1503(4)(b), which are listed below. Note: This is an opportunity to describe operations of the business to enable the Zoning Board of Adjustment to find adequate evidence that each use in its proposed location will: (i) Not create excessively higher levels of traffic than the predominant pattern in the area and not create additional traffic from the proposed use that would change the street classification and such traffic shall not lower the level of service at area intersections. Explain how the request meets this standard. There will be no additonal effects of street traffic from the vacation lodging. Parking and person traffic will not exceed and more than the current normal home use. 8 Effective Date: December I,2019 (ii) Not create a noticeably different travel pattern than the predominant pattern in the area. Special attention must be shown to deliveries or service trips in a residential zone that are different than the normal to and from work travel pattern in the residential area. Explain how the request meets this standard. There will be no difference in activity from the current Single Family Dwelling use it already has. (iii) Not generate truck trips by trucks over 26,000 g.v.w. (gross vehicle weight) to and from the site except for food delivery vehicles, waste collection vehicles and moving vans. Explain how the request meets this standard. No large vehicles or additional heavy equipment will be taveling to or from this location for any reason other than the noted weekly garbage removal being the heaviest known vehicle. (iv) Not have noticeably different and disruptive hours of operation. Explain how the request meets this standard. Respect of neighborhood (as well as our printed "House Manual")will be complied with and in the event of notice from neighbors, city officials, or other notice, it will be taken care if in a timely manner There is a key box for self checkin and the check in is at 4pm. check out is at 12 noon. Explain how the request meets this standard. No changes in structure will be chagned or added without city approval as per codes. The home was built in 1972. adhering to codes and specs of homes in that area at the time. Additions made in 1989 were also built and inspected to be to code at that time by City of Ames inspectors. (vii) Be located on the lot with a greater setback or with landscape buffering to minimize the impact of the use on adjacent property. Explain how the request meets this standard. No changes to current setbacks or landscaping will or do effect use on adjacent properties. There is a hedge along the North side of the property and a fence around the perimeter of the back yard enclosing the property. (viii) Be consistent with all other applicable standards in the zone. Explain how the request meets this standard. The key box is located on the small garage door and has one key inside. When the guests are ready to leave, they lock the door and return the key to the key box. Parking: We have a large double driveway and a lot of street parking (you can park on both sides of the street). Please sign our guest book! This is a new adventure for our family, and we can't wait to read over the book as the months and years go by! Kitchen We have just about anything you could need for cooking (coffee maker&coffee included). The cupboards to the right of the sink holds all the glasses, plates, bowls you may need. Pans are below the oven, if you can't find what you need there is another cupboard to the right of the dishwasher. We do have a caretaker who comes in to clean between guests, but they are NOT expected to do your dishes! We do have a dishwasher for your use (dish soap is below the sink). In the interest of conservation, we ask that you wait until you have a full load or your stay is over, whichever comes first, for the dishwasher. Under the main sink you will find the dishwasher soap and just about anything else you need to clean up in the kitchen. We certainly don't expect you to do a perfect cleaning before you go, but just as you would at home, wiping up crumbs and spills is much appreciated. Water/ice: The tap water is great to drink,Ames water is some of the best! :) Ice: there is an automatic icemaker in the freezer, help yourself. We have an assortment of seasonings and basic condiments here,but it's always good to be on the safe side and bring everything you need for your meals. It is VERY difficult keeping up with foil, leftover containers and plastic bags -people either take them home or use an unreasonable quantity, so we respectfully ask that you bring your own to be safe. Sorry! If you need more chairs there are folding chairs in the white cabinet on the porch Sleeping There are 4 bedrooms upstairs, all equipped with queen beds.There are pillows, comforters and sheets on each bed. There is a fan in each room for those of you who need white noise or like a cooler sleeping environment. We also have 3 couches, 1 air mattress. If you need the air mattress for your visit please let us know so we can have that prepared when you arrive. Extra sheets, blankets and pillows are in the linen closet upstairs in the hallway or in each bedroom closet. If you need a Pack and Play it is in the master bedroom closet. Bathrooms There is a half bathroom on the main floor and two bathrooms upstairs; one off the master bedroom and one in the middle of the hallway. The main bathroom upstairs has a Jacuzzi tub and shower. ***The- "a , ' a€amity-touch that we could not- br-ing-ourseln�e-e©ver up. Please excuse us,and feel free to add to them in a respectful way*" There are a bunch of extra towels in the cupboard underneath the sink upstairs. Laundry There is a washer and dryer are in the basement, through the door by the kids play area. You are welcome to use them throughout your stay, if needed. I would really appreciate it if you would start a load of sheets/towels before you go. Laundry soap in on the shelf to the left of the washer. There is a Iron and Ironing board in the laundry room if you need it. Technology/Games TV: The family room has a TV equipped with cable. There is also a tv in the master bedroom and basement. (Side note: The basement has the most comfortable couches!!) Wifi: Username: A3ttrcka Password: cyclonesi There is a large game closet in the basement, to the left of the fireplace, enjoy! Outside Screened in porch: We have a large screened in porch with furniture, please feel free to spend as much time out there as you wish. There is a latch on the screen door to the backyard please make sure that gets locked when you are done using. Feel free to enjoy the large backyard as well. :) We just ask to be respectful of the neighbors, this is a lovely family neighborhood. Leavine iv Check out time is,GPM (if you need that time changed, please reach out and I can see what we can do). When you are ready to go, please strip any sheets that were slept on and either leave them in the room or, if you feel helpful and have the time, start the first load of sheets/towels. Make sure your dishes are all washed and you've packed up all your food. General sprucing up in the kitchen is much appreciated. All trash should be disposed of in the bin outside by the garage door. Everything that is put into the bin needs to be in a bag.Ames sorts their trash, so no need to sort out recycling. Thank you for your help with this! Please do one last check for forgotten items and running water! Turn off all lights. Lock all doors (including all doors leading to and from the screened in porch) and leave key in lockbox. Unreturned keys will result in a damage claim and you will be charged for it. We can't thank you enough for choosing our home for your trip.
