presented with the application and at the Zoning Board of Adjustment meeting to support

The Zoning Board of Adjustment can grant a Special Use Permit for Guest Lodging only

• Vacation Lodging - 1 space per bedroom (maximum required - 5 spaces). An apartment dwelling
is not subject to this standard if it is located in a zoning district which requires less than 1 space
per bedroom.
Parking must comply with the dimensional, location, and surfacing requirements of Section 29.406 of

Site Plan Checklist.for Guest Lodging
(This form must be filled out completely before your application will be accepted)
The applicant shall submit a Site Plan along with a Floor Plan, drawn to scale, that clearly
shows the property proposed for Guest Lodging. The plans shall be reproducible, black line
drawings each on paper no larger than 11" x 17" (unless alternative format is authorized by
staff) and shall include, at a minimum, the following information:
❑ Dimensioned property lines
❑ Abutting streets and alleys
❑ Location and size of all existing buildings and structures (Include distances to all property
lines and distances between buildings and structures.)
❑ Required setbacks
❑ Location and dimensions of parking areas (including available garage parking), individual
parking spaces and drive aisles, driveways, curb cuts, and other parking and drive
improvements with surfacing material identified (Differentiate between existing and
proposed.)
❑ Building floor plans indicating existing and proposed usage, interior floor area and/or patron
floor area, including bedrooms with dimensions.
❑ Other pertinent information necessary to fully understand the proposed operations of the
Guest Lodging use and how potential impact to adjacent properties is minimized (e.g.
location or landscaping).

Section 29.1500(2)(d)(iii) of the Zoning Ordinance, requires that notice shall be posted by the City on the

topper & quilted mattress pads. We have included other amenities you may
appreciate such as note pad, pen, tissues. reading lamp and side table.
• The stocked kitchen has real or paper plates, paper towels, cookware, a full size
fridge, dishwasher, microwave, disposal, cleaning supplies and a new glass top
range, coffee & filters and bottled water. Due to sanitary & public health reasons
we cannot supply food or condiments. The local HyVee grocery store is walking
distance and you're welcome to bring in food, cook and use the kitchen to its full
extent.
• Two-full bathrooms with newer vanities and lighting and always stocked with
plenty of towels. Nice stash of toiletries (soap, shampoo, shaving kits,
toothbrush and tooth paste, and much more) in the upper level bath vanity in
case you forgot something (S2 donation/ item please to keep the drawer stocked).
• Blow dryer and free bath supplies in cabinet in upper bath above the toilet.
There's an iron and ironing board, plus garbage bags, broom, vacuum and extra
paper products in store closet downstairs. We have added extra pillows in every
closet, a few extra blankets too!

Check lists are quality control at its best! We are looking for all 5-star reviews and having this unit looking its
best is key. Hopefully this list will assist all of us in a more efficient turnover process. Checkout is 11 am, new
guests usually check in at 3 or 4pm, so timing is critical.

Pull comforters off bed, take off pillow cases and put in closet so we can do initial vacuum if needed.
Pick up trash put forgotten personal property in lost and found, empty all 7 trash cans.
Gather up all towels, be sure to check in closets, under the beds, behind the doors.
Pull all sheets, shower curtain, bath mats and bundle, take to Laundromat & get them washing.
Kitchen:
Fridge, throw any food, wipe interior of fridge, and keep any canned beverages in box in store room.
_Check range and microwave inside and out. Clean as needed.
Put bottled water in fridge for guests. Only need 6-8 bottles, more in storage closet if needed.
Check coffee/filter, paper towel and soap supply. Extra supplies are in store room.
Check coffee pot for grounds, wipe down pot and push against the wall.
Wipe down sink & counters; put dirty dishes in dishwasher. Start dishwasher when half full or more.
Look in cabinets and under sink to make sure nothing weird has been put in.
Bathrooms
Take down shower curtain in upper level bath, replace with clean one.
_ Wipe down tub and shower, wipe handles in shower, (I use clean shower).
— Clean mirrors, vanity top sink and faucet handles
Clean toilets, lift seat and clean bowl inside and out and around the bottom.
Check towel supply (min. of 6 in each bathroom), put fresh hand towel up.
Check hand soap level.
Replace toilet paper roll if less than % roll, have a spare TP roll on the tank. Make a pointed end.
