Applicants Ryan and Ashley Jo Houck are the owncrs of` a. property at 809 Northwestern AvenuC. This StrUCtUrC is a two-fiantily dwelling located at 807/809 Northwvestern Avenue in 11-re Urban Core Residential Medium Density (UCRNM) Zoning District. Applicant seeks as SUP for the purpose OfUSing the second floor one -bedroom chvelling unit, addressed as 809 Northwestern Avenue, as Vacation Lodging, 'r T"'he first floor unit,, addressed as 807 Northwestern Avenue, is as rental unit and the property has a three-year Letter of("oitiphance that expires on March 22, 2022, Planner Salilstrorn presented the staff report and findings and noted that the Applicants' rcqUeSt would allow use of the property for gUeSt stays ref up to 31 day's without the Property owrier being prescrit, Section 13.5,03 ofthe MUrliCipal Code provides that no more than three adult occupants may be pern,iitted to occupy as one-fic(iroom dwelling unit. Vacation Lodging, rcquircs one parking space per approved bedroorn, while household living requires as innuirium of tA,,o parking spaccs per unit. The property includes a two -car detached gat -age in the rear yard, with tvvo additional 9' x 19' parking spaces directly in front of the garage. Thc staffreport addressed the parking s'Mianon and requirements at length and f6und that the property nteets necessary requircinents.
