Wilson Avenue is a two-bcdroorn Single Farrilly Detached Home located within tile "RM-
Residential klediurn Density Zoning District and the "O-SI"'C" Single Family Conservation
Overlay Zoning District. Applicant initially requested OCCLIparlCy (&(WO adults per bedroom t6ra
total of f(All'; however, OCCUPancy limits fbi- a t"-o-bedroom home are three adults by Code,

Vacation lodging requires one parking space per approved bedroom. The property has a one -car
detached garage and can accommodate IMir stacked parking spaces in the paved driveway that
meet the minimurii dimensions of'9' X 19'. City COLHICil is currently in the process of're-vising
parking standards to allow stacked parking fi.,)r single-family and two-family dwellings but the
property only needs two spaces because there are t\vo bedrooms,

a I 000-foot separation distance applied during revievv of' the license application. At this time,
there are no licensed Vacation Lodging single-lamily or two-fairlily properties within 10004ect
of the al)plicant. In establishing the 1000-f(r,)ot separation requircrricnt, the City Council also
established an initial exemption period, vvhich included only applications SUbmittred prior to
December 16, 2019, This property will qualify f'or the exemption it' the Special Use Permit is
approved and it' the application f()r the GLICst L..odging license is received within 30 days of'the

Applicant Jim Ryken, 4002 Laura C.ourt, Ames. Iowa, testified and thanked Staff and the City
for their hard work in establishing Guest Lodging and expressed his excitement to be requesting
his Special Use Permit I'm CJUCSt Lodging before the Board.

The Board considered the fiacts as detailed above and providcd in the staff report, and found that
all ofthc relevant standards in Section 29. 1503 were met and established by the Applicant.
ORDER
WHEREFORE, 14' IS ORDERED that the Applicant is GRANTED, pursuant to Section
29.1.503 of the Anics Municipal Code, a Special Use Pern-ut Im Guest Lodging to allow a
Vacation Lodging use for the property at '922 Wilson AVeuUC Within the "RM" Residential
Medium Density Zoning District and the "O-SI"C" Single Family Conservation Overlay Zoning
District by adopting the Findings and C011CIUSi()11S u0tCCI iii the slaff'report with the condition
that the Special Use Pernut is not approved until the proposed changes to stacked parking within
the, Zoning Ordinance is approved and published and the l'ollowing stipulations reflective of
(Ji,q)ter 13 -- Renial Housing standards for guest lodgink:
