Findings of Fact and Conclusions, The approved site plan for 2105 S,[-1. 5"' Street shows as

there are 47 spaces existing on tire site, no additional spaces would be required.
Notification was made to, all owners of` property within 200 fect and a notice of public hearing
was placed on the property and pUhlished in the newspaper, No comments were received.
The Applicant testified that his farruly has owned Cycle Force on SX, 5'"' Street tor over 40
years. Cycle Force is, hoping to be a better, high -end store, They have bicycles that nange in price
frorn $100 to $15,000� Of on weckcrids customers, go into Bicycle Plus on Kellogg \vanting
bicycles that are at the iacility on S,F. 5"' Street. BICN'Cle PILIS 0111V allows for r0tlghly 200 to 300
bicycles to be on display whereas file warehouse has nearly 50,000 bicycles in stock with 9,500
different SKUs. The technical staffand sales people who really know the prochl&S are at (,,ycic

DECISION
The Board considered the facts as detailed above and provided in the staff report, and found that
all ol'the relevant standards in Section 29.1503 were met and established by the Applicant.
ORDER
W11-11FREFORE', IT IS ORDERED that the Applicant is GRANTFD, Pursuant to Section

29.1501 of the Anies Municipal Code, as Special Use llern')it to allow a retail use .1t 21W5 ST,'. 5"'
Street that exceeds the maximurn of'3,000 sqUarc flect of floor area allowed in the "'Gl" (General
Industrial) zonc.
