This application was brouglit by R. Friedrich & Sons, Inc., for an excq)tion to allow liar the
remodeling and expansion of'its strUCtLIN, located at 100 Sixth Street. The property is located in
the Downtown Service Ccntcr (I)SC;) Zone. The application involves three separate parcels
located on the perinicter ol'the downtown area (100 Sixth Street, 108 Sixth Street and 515 Duff
AN/ClILIC), As contemplated by Antics municipal Code section 29.808(4), the Applicant seeks an
exception to two development standards in the DS( Zone; (1) the minimum floor area ratio
(FAR) of I R. and (2) the mininuini height standard of'two stories. See Code section 29.808(3").
The owner proposes to combine two abutting lots to the west and south with the lot at 100 Sixth
Street to create a new 21,755 square fbot parcel and expand the existing single -story building to
create a tolap building floor area oH 2,2,83 square feet. The IAR WOUld be 0.56 UP(M C011111lenOn

The proposed building addition would he predominately a single story of approximately 12 fleet
in height. The addition includes a raised inuzanine located in the iniddle of I the building
addition, and it extends to a licak of'approximatcly 28 feet in height,
l"his is an expansion of an existing building and not for new construction. The property has
trontage on Sixth Street arid retains or creates an ,ict I J vc pedestrian street entrance. The existing
building has a primary entrance that will remain active on Sixth `Street and a secondary entrance
along, Duff` Avenue, The proposed project includes the addition of'a new central lobby oriented
to the west Parking lot,, a nevv DUITAvenue entrance and a cm.irtyard bctNvecn the building, and
the street.
City `Staff presented its findings via a written repor, which the Board incorporated by reference,
and the Board heard testimony from Luke Jensen arid Reinhardt Friedrich oil beh'ill' ot' the
Applicant. Both the `Staff' 'Report and testiinoriy provided by the Applicant SUPPOrled the
conclusion that the proposed protect met the standards for an exception as set forth in Anics
M1,111iCipal Code section 29.808(4) (a) and (b).
DECISION "I'lle Board considered the facts as detailed above and provided in the staff report,
and Found that all ofthe relevant standards were met and established by the Applicant,
