Standards for the granting of an Exception to the Minimum Requirement for Two- Story Buildings and Minimum FAR in the DSC for existing structures. The Zoning Board of Adjustment shall review each application for the purpose of determining that each proposed Exception for existing structures to the minimum requirement for two-story buildings and minimum Floor Area Ratio, in the DSC zone, meets all of the following standards: (a) The proposed project is an expansion or enlargement of an existing building and not for new construction. Explain how the request meets this standard. The existing building is being remodeled and an addition is being created. The building expansion will complement the existing building's architecture. (b) The property has frontage on 6th Street. For properties on a through lot, existing buildings on the south half of the lot shall have a second story along the entire 5th Street frontage. Explain how the request meets this standard. The existing building is along 6th Street. This building will remain a single-story building with a basement. The building expansion is to the south of the existing building and fronts Duff Avenue. (c) The proposed project retains or creates an active pedestrian street entrance. Explain how the request meets this standard. The existing building's entrances are maintained. Explain how the request meets this standard. The height of the building expansion will create a 2-story look. The building expansion is compatible with the existing building's brick and stone exterior. The existing and new building form a constant building face along Duff and 6th Street. (e) The proposed project deemphasizes the quantity and visibility of surface parking spaces. Explain how the request meets this standard. The existing and new building are on a lot without any parking. The existing parking lot to the west is maintained for use by the Friedrich Realty business. NOTE -there is no on street parking on 6th Street that is near the business nor is there any parking on Duff Avenue. (� The proposed project has a minimum floor area ratio of 0.50. Explain how the request meets this standard. The floor area ratio exceeds 0.50. One notice sign shall be posted for each property. Required signs shall be posted along the perimeter of the subject property in locations that are highly visible from adjacent public streets prior to the public hearing.
