RE: Deficiency Letter and Re-Inspection Appointment at 233 Washington Ave.
On July 13, 2016 a rental housing inspection was conducted at the above-referenced property. The
items described below are not in compliance with the Ames Municipal Code. In order to provide a valid
and continuous Letter of Compliance(LOC), corrective actions must be completed within the stated time
limits. Items on this list may require permits and additional inspections to be conducted by building,
plumbing, mechanical or electrical inspectors. Permit applications are available on our website along with
directions on how to complete the permit process.
1. Provide a 2-A: 10-BC fire extinguisher(see"General Information" provided below).
2. All receptacles serving the kitchen countertop surfaces must be ground fault protected(GFCI).
3. S-trap located under the kitchen sink must be removed and properly trapped and vented. Permit

4. The bathroom must have at least one ground fault protected duplex electrical outlet (GFCI)where
.an electrical cord may be easily and directly plugged in with a minimum of inconvenience.
5. The bathroom must be equipped with either an operable vent fan discharging to the outdoors or

6. S-trap located under the bathroom sink must be removed and properly trapped and vented.
Permit Required.
7. All lights in clothes closets must have fully enclosed globed fixtures. Replace the existing bare
bulb light with fully enclosed globed fixture. As an alternate you may choose to remove the
existing fixture, properly terminate the wires and install a cover plate.,
8. Provide an operable smoke detector in each bedroom (see"General Information"provided
below).
9. Provide an operable smoke detector on the main floor outside of the bedroom doors(see
"General Information"provided below).
10. Install Code compliant guardrail on the basement stairway. Guardrails must not be less than 3,V
in height and spacing between slats ori termediate rails must not allow passage of a sphere 4"

11. Provide an operable smoke detector in the basement(see"General Information"provided below).
12. Based on the age of the furnace, have a licensed mechanical contractor service and inspect it to
determine if it is in safe operating condition. Provide a signed Fuel Burning Appliance

13. Clothes dryer vent must be properly attached to the dryer(see"General Information" provided
below).
14. The washer drain line must be properly trapped and vented. Permit Required.
15. The cover for the electrical panel must be properly attached. - � � 4f Torrn
16. Trees must be trimmed away from the roof.
17. Driveway must be paved with Portland Cement Concrete,Asphaltic Cement Concrete, or an
equivalent as determined by the City Engineer.All driveway approaches adjoining paved streets
must be paved with Portland Cement Concrete between the edge of the street and the property
line. (Permit required through Public Works for Approach).
All vehicle areas must be paved with an approved material no less than five inches thick, or an
equivalent as determined by the City Engineer. Provide a site plan of the proposed area to be
paved prior to the Inspection Division prior to the pouring of any concrete. -r)m .�,r,^cp, JI

Fire Extinguishers /1 � g
As of July 1, 2015, all dwelling units must have one charged and operable 2-A: 10-13C rated fire V
extinguisher located in conspicuous location where it is readily accessible and immediately available for 3 ,
use. Re-chargeable fire extinguishers are subject to required maintenance at intervals of not more than
one year by a trained individual. Non-rechargeable fire extinguishers must be replaced after 12 years.
Smoke Detectors
All smoke detectors shall be maintained in an operable condition at all times in accordance with the
International Fire Code. Smoke detectors shall be installed as per manufacturer's instructions on the
ceiling no closer than 4"to the wall or wall mounted within 4"-12"of the ceiling. Smoke alarms shall be
located at all of the following locations:
• In each room used for sleeping purposes.
• In the hallway or'area immediately adjacent to the bedroom(s)
• In each story within a dwelling unit, including basements and cellars, but not including crawl
spaces and uninhabitable attics.
It is recommended that all new or replaced smoke detectors must be a Dual-sensor Smoke Detector. In
order to meet the definition of dual-sensor, the detector must:
• Have both a photoelectric and ionization sensor installed, OR
• Two sensors installed, at least one of which detects smoke and one of which detects other
hazards such as heat or carbon monoxide.
Dryer Vents
Plastic dryer vents are not allowed by code and must be rigid metal ducts, smooth interior surfaces with
joints running in the direction of the airflow. Exhaust ducts shall not be connected with sheet-metal screws
or fastening means which extend into the duct. Flexible aluminum transition duct may be used but limited
to single lengths not to exceed 8 feet. Properly connect and support the dryer vent. Check for any
buildup of lint.
Handrails
Handrail height measured vertically from the stair nosing must not be less than 34"and not more than
38". Handrails for a stairway must be continuous for the full length of the flight and terminate in newel post
for safety terminals. Handrails adjacent to a wall must have a space no less than 1 %2 inches between the
wall and the handrail. Round handrail millwork must be no less than 1 '/"wide,and no more than 2".
We need to verify the listed items have been corrected before we can issue the new Letter of Compliance
and are scheduling a re-inspection for this purpose on:
Tuesday, September 6, 2016 at 9:30 a.m.
You must notify the tenant(s)of the date and time of the re-inspection at least twenty-four hours in
advance. The owner or agent shall be present at the requested date, time and location to accompany
the rental housing inspector during the inspection; the tenant(s)may also be present at the time of the re-
inspection. If this appointment doesn't work for you, please contact me within five(5)days of the date of

Any person affected by a decision of the Building Official (or designee)or a notice/order issued under the
Ames Municipal Code shall have the right to appeal. An appeal request shall be in writing and be filed no
later than 30 days after the date on this deficiency letter. See Chapter 13, Section 13.108, Means of
Appeal,Ames Municipal Code.

Sorry to hear you have been having such a problem with the contractor. I can certainly do an extension for you. I would just need to have you pay the interest currant and then i can extend for another
6 mohths. The loan is a single payment loan,but you can always make payments on the loan whenever you want to.
