HomeMy WebLinkAbout~Master - Special Home Occupation Permit to allow the service and repair of sewing machines at 1421 Coolidge DriveCITY OF AMES, IOWA ZONING BOARD OF ADJUSTME H L E D EC 1 3 2017 CITY CLERK IN THE MATTER OF THE APPLICATION OF DICK WRIGHT, FOR A SPECIAL CASE NO. 17-23 HOME OCCUPATION PERMIT § 29.1304(2)(b), AMES MUNICIPAL CODE, GEOCODE NO. 05-34-401-170 TO ALLOW THE SERVICE AND REPAIR OF SEWING MACHINES ON THE DECISION & ORDER PROPERTY LOCATED AT 1421 COOLIDGE DRIVE FACTS Dick Wright brings his application for a Special Home Occupation Permit to allow for the service and repair of sewing machines at the property located at 1421 Coolidge Drive, under Ames Municipal Code section 29.1304(2)(b). The Zoning Board of Adjustment reviews this application under the standards and criteria set forth under Ames Municipal Code section 29.1304(3). City Planner Eloise Sahistrom reviewed the site plan, project description, applicable law and Findings of Fact and Conclusions. It was said that activity at this location will be conducted within the existing dwelling, no exterior changes are proposed and the home occupation will be limited to typical business hours. There will be no other employees, no signs posted, and the home occupation is not expected to generate any additional delivery vehicle traffic. No classes will be taught, nor will any other home occupations be located at 1421 Coolidge Drive. The applicant states that 180 square feet of the basement of the principal building will be used, out of a total area of the house of 2,404 square feet (7.5%), which is within the maximum (25%) area permitted for a special home occupation. The driveway width can accommodate two vehicles side by side, and no additional parking is required. Customers will drop-off for servicing and pick-up serviced sewing machines by appointment. The applicant states that the volume will be a maximum of two to three vehicles per day and that there should not be more than two client vehicles at any one time. Notification was made to all owners of property within 200 feet and no comments or concerns were received. Due to the nature of the business as described in the application, it can be concluded that the proposed use will not alter the normal residential character of the area. Therefore, based upon the application, the Board may conclude that the application meets all applicable criteria of the Zoning Ordinance. DECISION The Board considered the facts as detailed above and the requirements for a Special Home Occupation Permit in Ames Municipal Code § 29.1304(3), and determines that the application meets the requirements and that the Special Home Occupation Permit shall be granted. 1 ` 1 • WHEREFORE, IT IS ORDERED that the applicant is GRANTED, under Ames Municipal Code section 29.1304(2)(b), a Special Home Occupation Permit to allow the service and repair of sewing machines on the property located at 1421 Coolidge Drive.
