HomeMy WebLinkAboutA7 June 21, 2017 TO: Zoning Board of Adjustment RE: Applicant: Angstrom Land Company, LLC Property: 827 Northwestern Avenue Request for special use permit for enlargement of a nonconforming use at this location Several of the homeowners in this neighborhood were hoping that this above-named location would no longer be grandfathered in for commercial purposes once Jim Kelley sold the property,feeling the time for a commercial use permit was no longer a viable proposal for our neighborhood. However, IF the ZBA were to listen to our concerns and place some restrictions on this location as to what was an appropriate use,we would then be more amenable to this situation. I, Maureen Hallett, living directly next door at 823 Northwestern Avenue, and being the closest feel I have the most concerns, but others have expressed similar things to me,such as: 1. If a business were to be placed at 827 Northwestern Avenue,we would prefer daytime hours only such as 8:00 a.m.to 5:00 p.m. and Saturday 8:00 a.m.to noon only. 2. A business that would only attract no more than two or three customers per hour, similar to what the previous plumbing/TV business did as parking is at a minimum on our streets. 3. Did the ZBA address the parking situation in our area? Ninth Street is one-sided parking only and there is no parking in front of the railroad tracks in front of 827 and on the other side of the street there is no parking in front of 1012 and 1008. Then,827 itself has no parking available on its property although Jim Kelley did park partially on the railroad property...I am unsure if he had an agreement with them. Everytime I discussed property lines with him, he insisted he owned the backyard portion of his property which I kept pointing out was railroad property. Then Northwestern Avenue is one-sided parking, and again, we would like to have access to some street parking ourselves for visiting relatives, friends, etc., as homeowners, ourselves. We would ask that some restrictions be placed on any business/commercial use, if granted, at this location.
