Charlie: I appreciate your time and discussion this morning regarding our variance application. You asked that I explain to you the reasons we have elected to not use the approved site plan that was done earlier in 2015. This site plan had a single addition to the house which extended east into our front yard. We have changed the plan because of the following points: • The existing site plan did not provide for additional dining room seating which was one of the items we were trying to achieve • The existing site plan had a very large living room which was space that was not going to be utilized enough to warrant the space and cost. • The existing site plan did not solve a problem we had with our narrow staircase which is the main access to the dining room. • The existing site plan did not provide any options for ADA accessibility—elevator, ramps, etc. • The existing site plan while it provided additional study spaces we determined that we could achieve the same space in our new plans Our new plans solve the above issues: • The dining room is being bumped out to effectively double our seating capacity,thus allowing all the residents to eat together with guests. • The living room is being expanded, but it basically matches an area that is being converted to a "Board Room" • The entry way is being upgraded which will allow for entry onto the same level as the living room floor and a grand staircase leading to the basement. Creating a "heart"of the house effect as this is the main traffic way for residents up and down from the basement. • There are study rooms added which will satisfy our need for additional study space, allowing for more comfortable conditions for the residents. • The new plan will have an elevator between the ground floor and living room level which will thus allow ADA access to the main areas of the house. An ADA bathroom will also be added. Thank you for considering this additional information. Michael J.
