Dear Ryan and Liz,
After examining your plans and visiting your home I have concerns about the attached garage.
Having a garage over living space is an unusual detail and creates several problems with the structure
and your health.
Garages are inherently filled with unhealthy liquids and gases that need to be separated from all
living space. In most cases we deal with air borne gases and can, somewhat effectively seal common
walls between the house and garage. In your case there is the added disadvantage of liquids such as
gas, oil and solvents on the floor finding their way into your home. Creating a permanent seal that can
withstand these types of chemicals is not something I can guarantee.
With the garage over living space it would be absolutely imperative that the floor be totally
waterproof and sealed to prevent any type of moisture intrusion in the structure. In our climate water
in the garage is common, particularly in the winter when snow and ice melt off your vehicles. Moisture
intrusion can lead to mold growth, material decay and ultimately material failure. A system that could
both remove the water and create a water barrier will inevitably fail and have to be replaced. You know
this because of the problems you are currently experiencing.
I would highly recommend you consider the carport option I am proposing as a possible
solution. I know this would require a variance on your property but I think your health and safety would
be better if we kept the cars off the living space.
