RE: CASE No.14-Z8
R.dittonal Use Permit for an Alternate Method of Elevation a Residential Structure in the
Floodway Fringe-Additional Information and Clarification
Dear Zoning Board of Adjustment:
At the conclusion of the ZBA meeting there was additional discussion by Board members that we feel we need to
respond to as some incorrect conclusions were perhaps promulgated from that discussion. This CUP request is for
a reduction of the 18'foot requirement around a portion the building. There were several tangential issues
discussed by the Board and the public at the meeting that we feet we do not need to comment on related to the
CUP request but will be addressed at the platting stage of the project.
As shown on the attached sketch there are 3 possible options for the building edge along the floodway. options 1
and 2 are allowed without the CUP. The retaining wall in Option 2 can be built without the CUP.The CUP requests
Option 3 that combines the retaining wall with the building wall. in brief, the reasons for the request are:
• Any evacuation of the building for any reason should be to the front of the buildings on the north side
away from the floodway. The 18 feet serves no purpose.
s Eliminating the 18 feet Increases the distance from Riverside Manor.
• Efficient use of the site eliminates the 18 feet,
Some concern was expressed about the velocity of the floodwaters and the debris. The change of velocity along
the edge is negligible. The change in velocity between Option 2(allowed without the CUP)and option 3(allowed
by the CUP)Is the same. The same null condition holds for debris as well between Options 2 and 3.
Debris Is not expected to be an issue as the existing 50 foot of trees along Squaw Creek are maintained and will
catch debris before It gets to the site or attemately catch any debris from the site itself. The site is maintained
such that debris from the site should be negligible_In any case, debris should not be an issue.
We are in agreement with Staffs comments and recommendations for this CUP and request approval of the CUP.
Thank you for your time and consideration in this manne .
Sincerely,
