I am the developer of the Nature's Crossing subdivision. I sold a single lot to an out of town builder for the construction of the home at 508 Beedle. I have worked very hard in the past 7 years to bring to life a parcel of land that was underutilized and basically abandoned. In addition, I created a housing type that did not exist here previously.What started out as a horse pasture has now expanded to 134 lots of infill development in the Ames school district.The surrounding neighborhood is showing signs of revitalization and home improvements that are strengthening this area. It was never my intent to encourage retail business use in my neighborhood(I live just a few doors from this property). I strongly object to this request on the following basis: This neighborhood is surrounded by underutilized commercial space located in the appropriate HOC zoning. In addition, some of this space would provide significantly higher exposure for this applicant to attract customers. One of the down sides of developing this area is that we have experienced a significant amount of cut through traffic. People just north of us are using Beedle and Cochrane Parkway as a way to escape the stoplights on their way to South Dakota.Any business use in this area will just exacerbate this situation. While I wish Mr.Andorf success in his business endeavor I think it is entirely inappropriate to locate his business in our neighborhood. Respectfully submitted, Keith D.Arneson 4114 Cochrane Parkway
