Dear Jamie:
Thank you for submitting your application for a Special Home Occupation for a proposed child
day care at 2604 Kingston Drive. The City of Ames Planning and Housing Department is
pleased to assist where we can on your platting proposal.
We have reviewed the materials you submitted on January 8, 2014 and have accepted the
application for review. A staff planner will be assigned and, after reviewing the materials, will
contact you if there are further questions. The Zoning Board of Adjustment meets the second
Wednesday of every month so the earliest that this can be heard by the Board is February 12,
2014.
One item for which further information is needed concerns the area of the house that can be used
(Criterion 1(a)(i) of the application). The City Council recently changed this criterion for child
day care providers. This requirement has not yet been incorporated into the application packet
and, for that, I apologize. The language of Section 29.1304(3)(a)(ii)reads:
For family day care homes, the entire dwelling unit may be used to serve the
various needs of day care (e.g., kitchen, bathroom, napping rooms, play areas,
etc.). However, the day care can provide care to no more than one person per
35 square feet of the total dwelling unit, exclusive of baths, hallways, closets,
kitchens, and dining areas. The dining area may be included in the square
footage calculation if used by day care participants for activities other than
meals.
Since you are proposing serving six children, please provide calculations that show that the
house, exclusive of bathrooms, hallways, closets, kitchens, and dining area provides no less than
210 square feet(6 times 35 square feet).
