HomeMy WebLinkAboutA4 zs Memo Caring People 0, Department of Planning & Housing Quality Programs Exceptional Service TO: Zoning Board of Adjustment FROM: Charlie Kuester DATE: July 9, 2013 SUBJECT: Agenda items for July 10, 2013 meeting Following the distribution of the staff report and recommendation concerning the two action items on the agenda (Special Use Permit for 920 Carroll Avenue and Special Home Occupation Permit at 2402 Melrose Avenue), staff received a number of phone calls. The applicant for the Special Use Permit at 920 Carroll Avenue (Ames Community Preschool Center) expressed concerns about the second condition that "food delivery trucks (of any size) use the off-street parking area for deliveries." The concern is that this is also the lane for parents to stop and pickup or drop off children. It would not be appropriate to mix heavy truck traffic with children entering and leaving the building. Staff would like to withdraw this condition and allow ACPC to determine, with the food vendor, what the best option is for the weekly deliveries. Regarding the Special Home Occupation at 2402 Melrose Avenue, this office received four calls from adjacent owners and residents. Three expressed a concern about the parking of vehicles in the street. It has been a problem in the past when the business employed up to nine person. Even now, though, the concern is the vehicles parked by the two employees on Melrose Avenue. In order to address these concerns, staff recommends a further condition that employee vehicles be parked on the Kamm's driveway when the employees are out using the company vehicles and that company vehicles be parked on the driveway when not in use. This appears to be possible as the driveway can support a total of four vehicles side-by-side. The driveway width is about 36 feet, rather than the 26 feet as shown on the submitted site plan.
