It is in an RI. (Low Density Residential) zoning district. The ]ionic sits on the cast side of the street on all interior lot whose front width is 80 Icet wide and whose depth is 120 feet deep. The front of the home was built parallel to the front property line and is set back 30 feet from that line. The garage is oil the north end of the home. The garage portion of the home is 12 flect wide and 20 feet 6 inches deep. The north property line is tell feet from the north side of the garage, and this zoning district reCILlit-CS a side yard setback of six feet. This owner would like to enlarge his garage by ten additional feet, which is about the trullin-nall necessary to accommodate another vehicle. This would take the garage two feet into the I-CCILliNd setback area. The owner seeks an Exception for Minor Area Modification to allow this. Of the 26 homes on these blocks of Tyler and 25"' Street, all but one were built with attached garages, and 22 of those are two car attached garages. if the owner was required to meet the setback restriction, only eight feet ol-width could be added to the present garage, which does not create enough clear width for two cars. The separation between homes will not appear to he visibly diminished as the distance between the homes will be reduced by only two feet. Trying to locate a two car garage in the real- yard Would be a significant alteration of' the home designs found in this area. The neighbor closest to the proposed addition does not oppose it. DU'CISION The Board considers the evidence presented concerning this request in light of the standards applicable to Exceptions for Minor Area Modification. The Board finds there are practical difficulties associated with this property's width that make a conventional addition challenging and the alternative location in the real- of the home is also irnpractical and out of character for the I I neighborhood. The exception sought is the rrunitriurn necessary to achieve the desired result and when finished, will create a residence that is more consistent with the majority Of IlOrucs it' tile area. The use authorized by this exception will still be residential, and will not be detrimental to adjoining property since Sufficient green space will still be maintained between homes. In light of these facts and circumstances, the Board finds that the standards have been met and it can ,grant this request. ORDER WHEREFORE, IT IS ORDERED that the applicant is Granted an Exception for Miller Area Modification that reduces the setback fi-orn eight 11cet to six feet on the north side to allow f(.)r a ten foot wide garage addition, all for the property located at 2520 Tyler Avenue.
