Dear Mr. Kluver,
On March 14,2012,the Zoning Board of Adjustment(ZBA)granted an amendment to the approved Special Use
Permit(SUP)to allow the proposed changes to the floor plans to eliminate the storage room on the first floor
level and replace it with an interior stairway to the basement inside the south exterior door for the property
located at 3925 Calhoun Avenue with the following conditions:.
• The conversion of the excess gravel area along the south property line into green space shall be
completed within one year.
• No further changes may be made to the floor plans,without further review and approval by the Zoning
Board of Adjustment.
This approval was a revision of the amended SUP,approved by the ZBA on November 9,2011,preceded by the
original approval of the SUP granted November 10,2010. Once the Decision&Order has been prepared by the
City Attorney's Office and signed by the Zoning Board of Adjustment, a copy will be sent to you by the City
Clerk's Office.
Appeals to the Court from decisions of the Zoning Board of Adjustment may be taken by any party aggrieved by
a decision of the Zoning Board of Adjustment in accordance with Section 414.15 of the Iowa Code.
Enclosed is a copy of Sheets "A3"and"A4"of the floor plans for the two-family dwelling at 3925 Calhoun
Avenue, as amended by the Zoning Board of Adjustment to allow the new interior stairway. This letter
constitutes a Certificate of Compliance with the zoning requirements of the City. Please be aware that any
departure from the approved Special Use Permit will require a resubmission and review by the Zoning Board
of Adjustment.
Please contact the Building Inspections Division at City Hall,515 Clark Avenue,(515)239-5153,to determine
and apply for the permits that are required for the project.
