Board Meetings. The Zoning Board ofAdjustment conducts a public hearing and makes the final decision' based on the standards in the Ordinance, The Board meets on the second Wednesday of the month at 7:00 p.m. in the City Council Chambers. Additional meetings may be held on the fourth Wednesday of the month, April through October. The applicant shall submit a Site Plan, drawn to scale, that clearly shows the property proposed for the Special Home Occupation. The Site Plan shall be a reproducible, black line drawing on a sheet of paper no larger than 11 " x 17". The Site Plan shall include at a minimum the following information: • Dimensioned property lines • Abutting streets and alleys • Location and size of all existing and proposed buildings and structures (include distances to all property lines and distances between buildings and structures) • Required setbacks • Driveways and parking areas, fully -dimensioned • Other pertinent information necessary to fully understand the need for a Special Home Occupation (e.g.: significant change in topography, location and size of mature trees, etc.) 5. Photos and Exhibits. Materials submitted with the application or presented as evidence during the public hearing will not be returned and must be kept as part of the public record. 6. Notification. The City will mail a notice to all property owners within 200 feet of the property that a Special Home Occupation has been filed, and a sign will be placed on the property indicating that a "Zoning Action" is pending. This notification is done so that concerned individuals will have an opportunity to learn about what is being proposed and can present information on this matter to the Zoning Board of Adjustment. In order to facilitate review of this application for a Special Horne Occupation, the applicant must address each of the criteria set forth in Section 29.1304(3) of the Zoning Ondinence, which are listed below. The Zoning Board of Adjustment shall review each application for the purpose of determining that all of the following criteria are met: (i) The activity shall be conducted in o manner that will not alter the nonnm| residential character of the premises Or, in any way cause a nuisance to adjoining nesid8Dte, or shall there beany structural alteration to accommodate the occupation. Special noise exceptions will be allowed for day- care hOnnee due to the nature of the clients using the facility. If the home occupation is the type in which classes are held or instructions given. there shall be no more than fnUr/4\ students or pupils at any given time. The Board may approve up to six (8) students if it finds that the additiODal students will not generate additional traffic. Day-care homes may have uphosix (6)children oradults at a time. Additional children or adults will require a Special Use Permit for a day- care center. Explain how the proposal meets these criteria. (h) Number of Home Occupations. The total number ofhome occupations within a dwelling unit is not |innhed, except that the cumulative impact of all home occupations conducted within the dwelling unit shall not be greater than the impact of one home occupation. One sign shall be posted for each public street frontage. Required signs shall be posted along the perimeter of the subject property in locations that are highly visible from adjacent public streets not less than seven (7) days prior to the meeting or hearing, unless otherwise prescribed by statute.
