I have examined the abstract of title for the below-referenced property which was prepared by
Abstract & Title Services of Story County, which Abstract was continued to November 5, 2019,
at 8:00 a.m., as Abstract No. 1911052913 and my opinion covers matters to said date only,
covering the real estate legally described as:
Outlot X, Iowa State University Research Park Phase III Third Addition in Ames,
Story County, Iowa, except Parcel "A" of all of Lot 5, Iowa State University
Research Park Phase III, First Addition, Ames, Story County, Iowa, and a part of
Outlot X, Iowa State University Research Park Phase III Third Addition in Ames,
Story County, Iowa, as shown on the Plat of Survey recorded on August 16, 2018,
as Inst.No. 18-07630, Slide 613, Page 5, AND Commencing at a point on the East
line of the Northwest Quarter (NWt/4) of Section Twenty-two (22), Township
Eighty-three(83)North,Range Twenty four(24)West of the 5th P.M.,Ames,Story
County, Iowa 241.45 feet South of the N'/4 Corner of said Sec. 22, thence
S89055'30"W 412.0 feet, thence South 272.0 feet, thence N89°55'30"E, 412.0 feet
to the East line of said NW'/4, thence North 272.0 feet along said East line to the
point of beginning, containing 2.57 acres; ALL TOGETHER containing 100.13
acres which includes 2.21 acres of existing public right of way,
which is the property to be platted as Iowa State University Research Park Phase III, Fourth
Addition in Story County, Iowa, and based upon the abstract, and solely for the purposes of
platting the property under examination, I report title in the name of

subject to the following matters:

13. The property is subject to the zoning ordinances of City of Ames, Iowa.
14. No new searches have been made against anyone outside the chain of title.

15. Matters which would be revealed by an accurate survey and inspection of the premises
such as encroachments, overlaps, and boundary line disputes. Further, access to public streets and
the correctness of lot area and boundary lines cannot be assured by this opinion.
16. Any lien or right to lien for services, labor or material, heretofore or hereafter furnished,
imposed by laws of the State of Iowa and not shown in the public records.
17. Special assessments, preliminary assessments, and deficiency assessments are a lien from
certification by the city or the county or other taxing jurisdiction to the County Treasurer.
18. Charges for certain municipal services provided by a city prior to your ownership, such as
solid waste and sewage disposal,may be a lien against the real estate when certified to the County
Treasurer's Office. Such a lien has priority equivalent to real estate taxes.
19. The abstract does not disclose the existence of hazardous substances, hazardous waste,
hazardous materials, pollutants, contaminants, underground storage tanks, drainage wells, active
or abandoned water wells and other environmentally-regulated activities.
20. Searches for judgments by the abstracter are limited to a ten-year period, however, certain
installment judgments such as child support and alimony rendered in a decree of dissolution more
than ten years ago are a lien on the real estate of the obligor for ten years after the installment
becomes due.
This title opinion is rendered for platting purposes in accordance with the laws of the State
