For the consideration of One Dollar(s) and other valuable consideration, Erben Hunziker
and Margaret Hunziker Apartments, L.L.C. a limited liability company organized and existing
under the laws of Iowa does hereby Convey to Iowa State University Research Park, an Iowa
nonprofit corporation, the following described real estate in Story County, Iowa:
Lot 5 in Iowa State University Research Park Phase III, First Addition, an Official Plat,
now included in and forming a part of the City of Ames, Story County, Iowa.
Subject to easements, covenants, reservations and restrictions of record. No Transfer tax,
Declaration of Value or Groundwater Hazard Statement required. Consideration less than
$500.00. Section 428A.2(20) Code of Iowa.
The warranties herein relate only to the portion of said Lot 5 located within the
South Half(S lh) of the Northwest Quarter (NW i/) of Section Twenty-two (22),
Township Eighty-three (83) North, Range Twenty-four (24) West of the 5th P.M.,
Ames, Story County, Iowa. This deed shall be a deed without warranty as to the
rest of said Lot 5.
The grantor hereby covenants with grantees, and successors in interest, that it holds the
real estate by title in fee simple; that it has good and lawful authority to sell and convey the real
estate; that the real estate is free and clear of all liens and encumbrances, except as may be above
stated; and it covenants to Warrant and Defend the real estate against the lawful claims of all
persons, except as may be above stated.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the
singular or plural number, according to the context.
