now that they were combined. I initially didn't have the alley and asphalt base layers included along
Marigold, but seeing now that they are complete here is a revised estimate for you:

is an updated letter of credit based on Bolton and Menk's estimate of$26,354.50. See

I believe you already an LOC in to Diane for SF 6 so you could either replace that one

I had alerted Justin Clausen that the LOC would expire for this Subdivision
would expire on July 11, 2015, and asked him to check to see if the public
improvements had been completed. This was then checked by Brett Stupp, the
City' s new Construction Supervisor. He provided a letter accepting partial
completion and setting the new amount at $9,525. I then placed it on
tonight's Council meeting to accept partial completion and reduce the
security. It is No. 37 on tonight's agenda.

Could you give me a breakdown for any and all remaining LOCs in South Fork and Nature's
Crossing? I was concerned that the last paving I had done relating to LOC 0416 reduced my
obligation by less than the cost of the work AND left$9,525 for remaining obligation to SF 6th. I
don't understand why that much was retained. If it is street trees, I guess I will have to put them
in before construction starts on the homes there. Sidewalks are an obligation of the builder or
buyer and if I put them in before houses are completed they will undoubtedly be damaged
Anyway, I really want to review everything I have left under my subdivision LOCs.

After your email questioning the $9,525, Justin sent an email explaining the items that were covered.
Unfortunately, in looking back, it went to"keitharneson@mchsi.com". I see that you've got a "gmail"address
now. I'll update my address book; sorry for the mix up! By copy, I've cut and pasted that info at the end of
this email.
Just as an FYI, we base all our LOC amounts off the estimates and quotes provided to us by the
developers' engineers along with the street light estimates from Electric. After the Council Action Form
was written for the 6th, the street lights were installed and completed. His note explained that it will be
reduced again on the 26th, so hold off on getting Diane a new LOC.
Also, we don't require bonding (LOC) for street trees or sidewalks,just bike paths. Sidewalk and trees are
covered by separate agreement. This agreement is what evidently lead to the closing being delayed a few
weeks ago. Again, I've never heard of that happening and nobody at the City had a hand in the delay.
By copy, I'll also ask Brett to get all your LOC's from Diane, review the status and "reply to all".

Good afternoon Keith:
We used the information below to set the value of the LOC:
Final Utility Adjustments: $300 (Sanitary Manhole at Cochrane/Bellflower)
Street Lighting: $4,500 (Per COA Electric)
Shared Use Path: $4,725 (Continuation from the 3rd Addition...in font of lots 1-4 and
between lots 4 and 7)
TOTAL: $9,525
Per your request I went back and reviewed the items again:
The only change I have to make is that the Electric Department is complete with their work and their
amount can be released. At this point in time we will follow through with the reduction as noted below.
We will draft another release letter for the 6th Addition next week to go on Council Agenda that will
eliminate the street lighting amount, thus further reducing to $5,025. If you wouldn't mind waiting until the
next meeting (26th) we can restablish the new LOC amount for the bank at$5,025.

have attached a partial release letter for Crane Farm 4th. The only item that
had been completed was the street lighting for $14,000 according to Mark Imhoff
at the electric department.
The following subdivisions were checked and all of their LOC's should be
renewed (no improvements were completed):
Northridge Heights 18th for $12,151
South Fork 6th for $4,725
South Fork 7th for $3,600
LDY Subdivision for $27,700

Attached is the itemized punch list for the Crane Farm and South Fork Subdivisions. I
recently verified the status of these items with our inspector and have updated the
original punch lists and maps accordingly (also attached). Since I have been delayed in
responding back to you, and the weather has been detrimental to construction, please
show progress toward completing these items by the end of April 2019. Again, if you
have any questions about the attached lists or maps, please let me know.

Please forward me the corresponding Letter of Credit number AND amount each repair will allow to be
released from each LOC. As soon as that is received the clock can start on these repairs (many the cause

and other infrastructure items that still need to be addressed in the Crane Farm
