Hope you are both well.
am trying to clean up some LOC's in South Fork. One in particular is LOC #418 in the
mount of $28,559. The top coat is on this street. I know I have street trees to place but is
here something else in here? I really need to pay a Manatts bill for work done on this last
year. Joel Thilges and I would like to see how much of this can be released/reduced.

I pulled the bid tab for the project and here is what I'm coming up with to be held on the LOC.
6" Sidewalk = $3,600
This would reduce the current LOC by $24,958.60
Let me know your thoughts and I can get the LOC reduction letter done and work with Diane to get
it on the next available Council Agenda which is March 22.

Thanks for getting back to me. Yes I think all the major work is done. Yes I think there may be
an issue with the ramps (which I have discussed with the builder than commissioned that work).

You can hold something back, hopefully small, until I have this resolved.
Let me know what that number, and the amount you can reimburse, would be as soon as you

I have our guys are verifying what has been accepted in the field and it sounds like asphalt
surfacing, adjustments of fixtures and the street lighting are in place.
However, I'm pretty sure that the pedestrian ramps aren't in ADA compliance. Did these ramps
get as-builted back to us to confirm compliance? From a quick visual inspection they do not
appear to be in compliance, which means that we would hold on to the security for those until
they are. We could release the other items and get you down to the value of the pedestrian
ramps (if not in compliance) and full release once as-builts submitted are submitted and
verified.

NO. 16-141 accepting partial completion of public improvements and lessening the security requirement
to$3,600 (for ADA-compliant pedestrian ramps at Dotson Drive and Harris Street) for South Fork, 7th
Addition. Please provide a new or revised LOC in that amount at your earliest convenience.

Hi Diane,
have attached a partial release letter for Crane Farm 4th. The only item that
had been completed was the street lighting for $14,000 according to Mark Imhoff
at the electric department.
The following subdivisions were checked and all of their LOC's should be
renewed (no improvements were completed):
Northridge Heights 18th for $12,151
South Fork 6th for $4,725
South Fork 7th for $3,600
LDY Subdivision for $27,700

After review, the Wrap-Up LOC will be reduced to $8,243 and the LOC for the 6th
Addition will be released in full at the next Council meeting on Sept. 24th. I will need
as-builts on the reconstructed ADA ped ramps before I can release the remaining
security for the 3rd and 7th Additions. The remaining Wrap-Up items include the side
yard sidewalk along Lots-4-and 12 of the 4th Addition and street trees. The 9th Addition
items are street trees, ADA ped ramps (need the as-builts), and the issue with the
public sidewalk being installed 4' wide instead of the 5' width required by the preliminary
plat for that addition.

I have attached a summary of work completed this summer under Nate's watch.
This pertains to South Fork only at this time.
I am requesting that all LOC's be disbursed in full, except the Wrap Up account. I know some trees are left
to plant and two cut through walks in SF 4 are waiting the City's relocation of electrical boxes placed in my
easements.
Also, I certainly hope some consideration is given to the fact I think it is less than reasonable to inspect
ped ramps 4-5 years after install and virtually impossible to have corrected by the responsible party.
This LOC work was completed weeks ago. I asked Nate twice to get this on a council agenda for
reimbursement. I see it is still not on today's agenda. Please respect that I must pay for these items today,
while the City sits on my LOC cash.
