Dear Maam:
Pursuant to the requirements of Iowa Code Section 354.11(1)(c) (2011), 1 hereby certify that I
have examined the Abstract of Title, Abstract No. 1210093678 prepared by Abstract& Title Services of
Story County, and certified that it reflects all matters up to October 11, 2012 at 8:00 a.m. and relating to
the following property :
Lot One (1), Streets of North Grand, an Official Plat, Ames, Iowa,
to be known as Streets of North Grand Plat 2.
As of that date and time, we find from our examination that good and marketable title to the
property described above is held by:
Grand Center Partners, LLC
subject to the following:
1. MORTGAGE: The Abstract shows an Assignment of Leases and Rents from the
titleholder to Wells Fargo Bank, National Association filed November 19, 2008, as Instrument No. 08-
12287.
The Abstract shows a Mortgage from the titleholder to Bankers Trust Company filed May 8,
2012, as Instrument No. 12-04834.

May 8, 2012, as Instrument No. 12-04835.
The Abstract shows a Financing Statement from the titleholder to Bankers Trust Company filed
May 8, 2012, as Instrument No. 12-04836.
2. MECHANIC'S LIEN: The Abstract shows a Mechanic's Lien, Case No.
LNLN005978, filed October 2, 2012 by Anixter, Inc. in the amount of$2,508.61 plus interest thereon at
the legal rate from June 22, 2012 and costs.
3. REAL ESTATE TAXES: The Abstract shows fiscal year 2011/2012 real estate taxes
on Dist/Parcel No. 05-34-227-080 as follows: first installment of$78,586.00 as paid and second
installment of$78,586.00 as unpaid.
4. PLAT: The Abstract shows the subject property is part of the Final Plat of Streets of
North Grand, filed July 18, 2007, as Instrument No. 07-08019.
5. ZONING. The property under examination is subject to the zoning ordinances of the
City of Ames.
6. SEARCHES: The abstract reflects searches as to the above titleholder.
