The City of Ames Development Review Committee met with you on Friday, July 27, 2012, to review the Preliminary Plat you submitted on July 13, 2012. Comments concerning the Preliminary Plat are attached to this letter. There are a few issues that still need to be addressed. Please see the attached comment sheet for our comments. As we discussed today, you intend to submit the revised Plat before August 1 and we intend for the Planning and Zoning Commission to consider the Preliminary Plat on August 15, 2012. Show 5-foot wide public sidewalk along frontage of proposed Lots 1,2 and 3. With the Preliminary Plat, a request should be made to City Council to waive the requirement for a sidewalk along the frontage of Outlot A. 2. Include the purpose of Outlot A: Reserved for Floodway. 3. Add legal description of area being platted. 4. Please clarify on the plat the extent of existing access easement on the northwest corner of proposed Outlot A 5. Please clarify on the plat the extent of existing drainage easement on proposed Outlot A. 6. On Sheet P3 please label the access easement along west line of proposed Outlot A. 7. It is not necessary to show on the Preliminary Plat the water easement for the hydrant on proposed Lot 1. This is more appropriate on the Minor Site Development Plan. 8. Front setback in Highway Oriented Commercial zoning district is 20 feet. Please revise the information on Sheet P1 under"Owner" to reflect two ownerships of the entire area of the Preliminary Plat. 2. Please add to Sheets P 1 and P3 the proposed address for Outlot A: 1498 SE 16th Street 3. Our records show 09-13-100-215 zoned Agricultural. Please add Agricultural to the Zoning list of Sheet P1. 4. Please correct S 16th Street to SE 16th Street,in the title area at the top of Sheet P1, in the title blocks of all sheets and the street label on the drawing on Sheet P3. 5. On the location map on sheet P1,please correct "Iasaak"Newton to Isaac Newton. 6. On Sheet P2 please correct the title block to Deery SD instead of Pyle SD. OTHER 1. Rezoning is recommended to shift boundary of Highway-Oriented Commercial base zoning and of Southeast Gateway Overlay zoning to coincide with west property line of proposed Lot 1. Unless the owner wishes to do this soon,the City will initiate this rezoning after the current subdivision process is completed. 2. The City of Ames and the Ames Economic Development Commission have introduced a new position to the Development Review Committee to assist in business development.
