RESOLUTION APPROVING AMENDMENT TO MAJOR SITE DEVELOPMENT
PLAN FOR GREEN HILLS PLANNED RESIDENCE DISTRICT
FOR THE CITY OF AMES
WHEREAS, Fox Engineering Associates, on behalf of the Green Hills Retirement Community, is
requesting approval of an amendment to the Major Site Development Plan for the Green Hills Community
Planned Residence District; and,
WHEREAS,the proposed amendment includes the addition of a new twin home near the southwest
corner of the property located at 2411/2413 Hamilton Drive; and,
WHEREAS,the addition requires approval of an Amendment to the Major Site Plan as they affect
the amount of built space and overall layout of the previously amended Plan and do not meet the definition
of minor changes; and,
WHEREAS,the Planning and Zoning Commission approved the proposed Major Site Development
Plan with the conditions of finalizing storm water calculations and showing the relocation of a water main
near the amenity addition; and,
WHEREAS, the Planning and Zoning Commission also recommended an additional condition of
approval to City Council that Green Hills meet with nearby neighbors to address their questions and
concerns,and on October 4,2018,representatives of Green Hills met with area neighbors to hear comments
and concerns related to the proposed project; and,
WHEREAS,the conditions have been addressed by Green Hills and the plans were modified since
the Planning and Zoning Commission meeting to add landscaping north of the twin home and remove extra
guest parking; and,
NOW,THEREFORE,BE IT RESOLVED by the City Council of the City of Ames, Iowa,that the
Major Site Development Plan amendment to the Green Hills Community Planned Residence District Zone
is hereby approved for the addition of a new twin home, as submitted.
