COUNCIL ACTION FORM
SUBJECT: MAJOR FINAL PLAT FOR AIRPORT BUSINESS PARK
BACKGROUND:
Owner Kellie Markey is requesting approval of a Final Plat for the Airport Business Park.
The proposed subdivision is just east of Munn Lumber on Airport Road (see Attachment
A). It includes four numbered lots for commercial development and two lettered lots to
be dedicated as public right-of-way. Lot B is for Airport Court, a 350 foot cul-de-sac
street, and Lot A is for 33 feet of Airport Road right-of-way. Public utility and surface
water easements are being granted to the City of Ames as noted on the plat. The
proposed layout and plat is shown on Attachment B.
Applicable code provisions pertaining to subdivision plats was provided to the Council
during preliminary plat review on February 23, 2010. The proposed final plat complies
with all conditions of preliminary plat approval, including required notation on the plat
pertaining to restricted access to Airport Road and responsibility of maintenance for
stormwater structures, and also pertaining to installation of required improvements prior
to final plat approval. All required improvements have been installed, except for
underground electric and street light installation. An improvement agreement has been
provided to secure installation of these items. Staff has therefore determined that the
proposed subdivision complies with all relevant and applicable design and improvement
standards of the Subdivision Regulations, to other City ordinances and standards, and
to the City's Zoning Ordinance.
ALTERNATIVES:
1. The City Council can approve the Final Plat of Airport Business Park.
2. The City Council can deny the Final Plat for Airport Business Park.
3. The City Council can refer this back to staff and/or the owner for additional
information.
MANAGER'S RECOMMENED ACTION:
Based upon staffs analysis and determination of compliance, it is the recommendation
of the City Manager that the City Council adopt Alternative #1, thereby approving the
Final Plat for Airport Business Park.
