Schedule for Approval of a MinorSite Development
Plan for Lot 1 , Grand Aspen Subdivision, 3rd Addition
• June 15: Applicant submits formal Final Plat Application for review.
• June 18: (Within 3 working days of submittal)
"Notice of Incomplete Final Plat Application" will be sent to the
Applicant. The Applicant must provide two signed copies of the
Improvement Agreement for required public improvements and a
certificate from the City Clerk that the bond has been approved by
the City Attorney and is on file guaranteeing the completion of all
improvements for the application to be considered "complete". The
Improvement Agreement and bond for public improvements yet to
be installed must be submitted by the Applicant, and reviewed and
approved by City staff, prior to placing the Final Plat on a City
Council agenda.
Acknowledging the fact that the Developers Agreement is under
consideration by the City Council, and that the requirements for
public improvements will be established by the Developers
Agreement, staff will continue with the process of reviewing the
Final Plat application to determine compliance with the Subdivision
requirements of the City, in accordance with the schedule
described in this document.
• June 22: Applicant submits a "Pre-Application for the Minor Site
Development Plan" for Lot 1, Grand Aspen Subdivision, 3rd
Addition. This Pre-Application is to include everything that is
required for approval of a formal Minor Site Development Plan
application, except the signature of the professional engineer on
the certification that the Site Development Plan is substantially
correct. This signature will be required at the time the formal Minor
Site Development Plan is submitted.
• June 23: Pre-Application for the Minor Site Development Plan is distributed
to the DRC for review and comment.
• June 23: The City Council will consider revisions to the Developer's
Agreement for Grand Aspen Subdivision, 3rd Addition, and to the
Preliminary Plat for Grand Aspen Subdivision, 3rd Addition.

• June 25: Submittal of the Improvement Agreement for required public
improvements, and a bond approved by the City Attorney
guaranteeing the completion of all improvements.
• June 26: Comments due from City staff and others reviewing the Final Plat.
• June 29: (Within 7 working days of"Notice of Complete Application')
* In this case it is within 7 days of"Notice of Incomplete
Application"
If review comments indicate that no revisions are required to the
original Final Plat submittal, the Final Plat will be scheduled for
consideration by the City Council on July 14, provided the following
items have also been accomplished by June 29:
1. Approval of a Revised Developer's Agreement for Grand Aspen
Subdivision, 3rd Addition;
2. Approval of a Preliminary Plat for Grand Aspen Subdivision, 3rd
Addition, based upon the Revised Developer's Agreement;
3. Submittal of the Improvement Agreement and bond for public
improvements yet to be installed. Following submittal by the
Applicant on or before June 25, City staff must review and find
the Agreement and bond to be in compliance with City
requirements by June 29.
If revisions to the original Final Plat submittal are needed, City staff
will respond within 7 days of submittal of such revisions by the
Applicant. The need for revisions will extend'the date for approval
by the City Council beyond the July 14 meeting date, and possibly
beyond the August 7 deadline, unless the revisions can be
reviewed and determined to be complete in time for the July 28 City
Council meeting, or unless a special meeting of the City Council is
scheduled.
• July 1: Preliminary DRC comments are due and will be provided to the
Applicant.
• July 2: DRC meets with the Applicant to discuss the DRC comments.
• July 6: Applicant responds with any revisions that are needed.
• July 7: Revised plans are distributed to DRC for review and approval.

• July 10: DRC finds that revised plans are complete and ready for approval
upon submittal of the formal Minor Site Development Plan
application.
• July 14: (Within 12-26 days of final staff comments)
City Council will consider the Final Plat for approval on this date,
provided no revisions to the original Final Plat submittal were
required.
Any amendments to the Developers Agreement for Grand Aspen
Subdivision must be approved by the City Council prior to approval
of the Final Plat.
• August 5: (August 7 is the deadline for approval„ according to the Applicant.)
Recorded copies of the Final Plat submitted to the City Clerks
Office by August 5.
• August 5: Submittal of the formal Minor Site Development Plan, including the
Engineer's signature and copies of the Minor Site Development
Plan to stamp as approved.
• August 6: Distribution of the approved Site Plan to the appropriate City
Departments and the Applicant.
Please Note: This schedule assumes a Conditional Use Permit for work in the
flood plain will not be required and there will be no development, including
excavation, in the flood plain.
