Dear Mr. Renaud:
In response to your June 15,2009,submittal of the"Grand Aspen Subdivision,Third Addition"Major
Subdivision Final Plat, the staff comments are attached to this letter. Please make the requested
changes to the Final Plat and provide the additional information described in the attached staff
comments, at your earliest convenience. Once the additional information and revisions have been
received and reviewed by staff for compliance,it will be determined when the request for approval of
the Final Plat can move forward to the City Council for approval.
If you have any questions or would like to meet with City staff, please contact the Department of
Planning and Housing at 515/239-5400. We look forward to working with you on completing this
subdivision in accordance with City Council policies.

1. Submit two(2)copies of the Improvement Agreement for required public improvements with
original signatures(see Items 5, 6 and 7 in the Developer Agreement for Grand Aspen
Subdivision, 3rd Addition, approved by the City Council on June 23,2009), and a Certificate
from the City Clerk that the bond has been approved by the City Attorney and is on file

2. Show the "Instrument Numbers" for all existing easements on the Final Plat.
3. A"Street Tree Agreement"will be required for approval of this Final Plat. The form for the
Street Tree Agreement, once approved by the City Attorney, will be provided to you for
completion and submittal with the appropriate signatures.
4. The margin at the top of the legal documents is insufficient for recording with the Story
County Recorder's Office. Replace the legal documents with new documents that provide
three inches as a top margin
Submit two (2) reduced copies (81/2"x14") of the revised Final Plat, with the original
