I've put together a preliminary layout and cost estimate for the street lights in Northridge Heights 12th.
You will be billed the actual installation cost, not to exceed$45,000. Please bond for$45,000 to cover the
street lighting installation costs.
As time allows next week, I will send you a letter and drawing that further explains what the$45,000 will
include.

To all concerned,
It is my intention to submit NR Heights 12h addition next Monday and want to clarify what I need to submit
a letter of credit for. I do not have anything from electric yet but here is what I have bids for. We have to
submit this to the city on Monday June 90'to make the council meeting on June 241h. We realize that it will
probably be contingent upon council approving the 3`d reading of the zoning on the 24`h if I can not get
them to suspend the rules on the 10`h. Charlie in planning thought they could approve the final plat
contingent upon them passing the Sd reading later in the agenda.
Paving $436,310 bid from Manatt's
Utilities $438,265 bid from Halbrook
Erosion Control $13,000 26 acres disturbed at$500 per acre

To all concerned:
I visited with Tracy Warner this morning and she confirmed that these numbers
attached were acceptable by the city of Ames for the Letter of Credit required
for Northridge Heights 12th addition. I have sent Tracy the breakdowns for the
paving and utilities and Mark Imhoff sent me the number for the street
lighting. Brian Torresi will be preparing all of the documents so that we can
turn all of the final platting information to the city on Monday for council
approval on the 241
h of June.
Brian if you can get me the tax certificates today I will make sure that they
are signed and back to you. If you need the parcel ID numbers please let me
know.
If anyone has any questions please let me know as soon as possible, it is

Letter of credit and resolution for Bloomington Road widening. I would like city staff to respond as soon
as possible so that I know that the numbers are OK and hopefully we can get this done by Monday at to
the clerks office.
I am attaching the estimates that I used in hiring the sub contractors for the work, hopefully those
numbers will suffice. There are 2 numbers that I don't have in writing. The UP railroad wouldn't give us a
written estimate; I just had to sign a letter stating that Uthe Development would pay for the widening
costs. The other number that we don't have in writing is the traffic signal cost. I think the city has paid
approximately$150,000 for the street lights in other projects this year so hopefully we can use this
number.
Paving $400,123.95 bid from Manatts
Utilities $212,017.50 bid from Halbrook Excavating
Traffic signal $150,000.00 estimate based on information from HWS engineering
Erosion Control $ 2,500.00 5 acres disturbed at$500 per acre
Total $764,641.45
This will come in 2 separate letters of credit, 1 from Friedrichs bank in the amount of$382,320.72 and 1
from Hunzikers bank in the amount of$382,320.73.
Please let me know what else you need from me,we really need to keep this on track for next Tuesdays
council meeting.

To all concerned:
I currently have letters of credit for Uthe Development in the amounts of$839,641.46 for the Bloomington
Road widening and $932,575 for Northridge Heights 121h addition for a total of$1,772,216.46.
It is my understanding from the contractor that the tapes have been delivered to the city and the work has
been deemed acceptable. If that is not the case please let me know if there is a punch list that needs-to _ _
be completed and I will be in contact with them. The utility contractor is requesting final payment and I
told them that I would not release the funds to them until the city staff has accepted the improvements.
I realize that some of the surface paving has been done but I am still providing a letter of credit for the
entire amount to make things easier for everyone
I would like to reduce and combine those 2 letters of credit into 1 new for the following items
Bloomington Road widening (�(�

Chuck,
We have reduced the LOC for Northridge Heights 12th down to$119,196.00 and the Bloomington Road
Widening down to$286,059.00. 1 will talked with Diane Voss and this will be presented to Council at the
December 16 meeting.
The only outstanding issue, that I am aware of for the underground work, is two fire hydrants that were
provided by Utility Maintenance. There were two existing hydrants that were not reusable as originally
shown in the plan and in order to help expedite the installations, Utility Maintenance provided two new
ones and Halbrook was to replenish Utility Maintenance's stock.

Tracy and Corey,
I would like to reduce my letter of credit for Northridge Heights 12'h addition and Bloomington Road
widening. I understand from the utility contractor that all of the utilities have been televised and accepted.
The road work is now done except for the surface of asphalt.
Let me know what your thoughts are on reducing the amount of the LOC to cover the traffic signal,
railroad crossing, street lighting, asphalt surface and erosion control.
That would reduce my LOC by approximately$1,500,000. 1 don't believe anymore work will be done this
year. Next year we can complete the balance of the improvements and cancel it all together

As a reminder, Friedrich's portion of the security held for the above-numbered Subdivision (both on-and
off-site improvements)will expire on June 23, 2009. 1 have been informed by the City's Construction
Superintendent that the improvements will not be completed until next fall; thus, the LOC needs to be
extended (preferable forgone year). .

I don't believe they will be able to completely close out the LOC. I know that the base courses of asphalt
went down late last fall so the 1 year minimum of waiting to place surface will not come around until then.
The lighting is still outstanding as well. We did reduce the LOC in December of last year, but that may
have been for Chuck's portion only.

We have replaced the concrete in the Southeast corner of this interchange, I have contacted Fareway to
fix the Northwest corner, It is my understanding the Northeast corner is fine and that the city is dealing with
Alliant to replace the Southwest corner.
I believe that all of the other improvements for Northridge Heights 121h and the Bloomington widening have
been completed,we would like to have the letter of credit on file released at the October 271h council
meeting if possible

There are three pedestrian ramps that need correction. .One,-on,,the'N-W_corner of.-the Stange/Bloomington
intersectionthat was installed by Fareway's contractor, which 1 believe was shown to be done on the
W,_
Bloomington widening plans and,one'on;tte SE corner.of.the,mtersectionwhich was not shown on the
plans, but according to ADA is required to be brought up-to current ADA Regulations. The remaining;ramp'
one,;the:SW`corner.was,;iricorrectly replaced by the contractor hired by Alliant for,the gas work that was
done;which won't need any action tied to the Bloomington project,;
There are generally two reasons to require action on a pedestrian facility, 1) if there is.a complaint about
the facility or 2)you affect a facility that is not to current ADA Standards. In this case the facility;:was

I was meeting up there Monday with the contractor that did the work for Alliant on the SW corner to have
them correct their work and Brad Lenz from Manatts stopped. I relayed the information to him and though
frustrated that he installed the SE corner 5-6 years ago, he now understands why it needs to be replaced.
If you happen to go up there 'e.NE cornet of tf e�intersectioh was°in stalled;cdrrectly, per the SUDAS
tf
detail which I have attached. The detail that would apply to all four corners is Alternate Ramp 2 on sheet 2
of the detail.
If we can't get the ramps corrected by the 13th Council Meeting, we can work through options either by
reducing the LOC or having a letter with a schedule for completion submitted.

To all:
I understand that there may be an outstanding issue with Northridge Heights or the Bloomington Road
widening project regarding a sidewalk or something. Who do I need to meet with to resolve this issue? I
think that we have completed all of the work that needs to be done. I would like to have that letter of credit
released if possible on the October 131h council meeting. I have a couple of others that I am having
reduced for Diane at that meeting as well
Please let me know what your thoughts are
