Dear Mr. Renaud:
The Department of Planning and Housing is in receipt of the required documents for Case File#08-02,
the Final Minor Plat for Woodbridge Subdivision, 1"Addition.
In reviewing these documents,we have determined that there are revisions needed to complete your
submittal. The requested revisions are as follows:
1. The Sketch Plan showed more lots. If splitting Lot 2 into two lots,revise the Final Plat now to
show this condition.
2. Provide 20-foot setbacks along the west side of Lot 1, since the adjacent property is zoned
residential(Planned Residence District).
3. Change Lot A to an ingress/egress easement or extend existing easement south (or build
private street in Lot A that meets City street standards). Provide signed easement document.
4. On the public utility easement document, correct the easement width shown along the west
side of Lot 1 (10 feet) to be consistent with the Plat (5 feet). If Lot A remains as a private
street, place note on the Plat that access as lot addresses must be from the adjacent public
streets.
5. No sidewalk is.required along University Blvd., since there is a multi-use path there. Due to
the rural cross'section on Oakwood, putting in a sidewalk with development of the lots is
premature (all as we discussed). Therefore, follow Munici al Code Section 23.403(a)(i):
a. Send a, letter requesting a deferment for the installation of the sidewalk along
Oakwood.
b. Prepare a sidewalk deferment agreement(example provided separately).
c. Provide a cash escrow for the cost of the sidewalk along Oakwood,which City will use
to build the walk when it is feasible.
6. For vacating the utility easement, obtain statements from the private utilities that they do not
have any facilities in the easement (email is fine). Provide a drawing that shows clearly the
easement to be vacated.
