I am enclosing a check for $20,000, a letter from Greg Kveton, and cost estimates for required
improvements to North Grand Mall that have not yet been installed.
These items were provided to the City in order to allow us to issue a permanent Certificate of
Occupancy for the Kohl's, Shoe Carnival, and T.J. Maxx.
When these items (fencing and landscaping) are complete, the applicant will ask for a full or partial
refund of the money.

North Grand Redevelopment
Dear Charlie:
Per our discussion this afternoon, enclosed is a check in the amount of$20,000.00 which is to be
placed in escrow with the City pending completion of two remaining site work items. Posting of the
escrow will allow the issuance of permanent certificates of occupancy for our tenants opening this
March.
The two remaining items to be completed are installation of a 6'wood privacy fence along the
southern property boundary, and installation of approximately 1,600 Little Bluestem Grasses which
could not be planted last fall since our paving was installed too late in the season to allow them to
become established and survive the winter.
We have accepted the attached bid from Midwest Fence&Gate ($10,399.49) and they will be
installing the fence next week,weather permitting.The Little Bluestem Grasses will be installed by
Country Landscapes this spring as indicated on the attached change request#38. ($9,000.00) In no
event will completion of these items occur later than June 15, 2013.
We are excited about the grand opening in less than two weeks and are looking forward to seeing
everyone at the fireworks and reception on March 7.

Greg,
We are presenting three numbers for approximately 490 lineal feet of wood privacy
fence located along the Kohl's sou/th�roperty line.
� Midwest Fencing: 10 399.49
Door and Fence Store: $10,486.16
Central Iowa Fencing: $12,740.00
This price includes steel posts instead of wood treated posts. Steel posts are
recommended by each fencing company as best practice and will last longer than the
wood posts. Wood fence slats and intermediate stringers will be pressure treated. We
will need a surveyor to confirm exact location of the property line.
Midwest Fencing is our recommendation based on cost and their commitment to getting
the fence done next week.

Dear Greg:
I am enclosing an approved amendment to the site plan for the building on 240' Street known as
Retail E. This amendment was submitted by you via e-mail on January 15, 2014 and was
intended to provide the necessary screening for the transformer and electric meters on the south
side of the building.
The proposed screening as shown on this site plan is acceptable. Since we are retaining
$5,000.00 in escrow for completion of this item, I can withdraw my hold on the issuance of the
final certificate of occupancy. I will let the Ames Inspections Division know.
Once the landscaping and fence have been installed,please let me know. I will inspect the
project and, if it complies with this site plan amendment,will authorize the release of the
remaining balance we are holding in escrow.
