Box 811 Ames, IA 50010 Re: North Grand Mall: Adaptive Reuse Application Supplement to Application To All Concerned Individuals: Please consider this letter as a supplement to the Adaptive Reuse Application for the North Grand Mall as submitted by GK Development, Inc., North Grand Mall Partners, LLC and Grand Center Partners, LLC (the "Developer"). Nothing contained is this supplement modifies the Application, the Developer simply wishes to clarify the flexibility associated with the approval of the Application. With the cooperation and agreement of City Staff, one of the primary purposes behind the filing of the Adaptive Reuse Application is the flexibility association with council's ultimate approval. The Master Site Development Plan and associated waivers are designed to present the outside parameters for future development. The buildings to be located South of the mall may change somewhat in size depending on the needs of future tenants. In turn, the precise layout of the walkways, associated utilities and landscaping may change slightly, The supplement should be considered a request for a formal city council position to permit staff approval of any modifications to the Master Site Development Plan which do not cause landscaping ratios to decrease or the aggregate size of the new buildings to increase. The Developer understands and agrees that the overall appearance of the re- development would remain consistent; however, it is not practical to require the Developer to seek an amendment to the Application as these minor changes occur: they should be permitted to be considered and approved by City Staff. This would be consistent and accomplished in accordance with the Adaptive Reuse Ordinance itself as BRADSHAW, FOWLER. PROCTOR & PAIRGRAVI_, P.C. -2- well as the minor site plan provisions of the Ames Municipal Code. Should there be an issues or concern regarding this request, please let me know immediately.
