Dear Ted,
The Department of Planning and Housing received your Major Final Plat application for the Streets of
North Grand Subdivision on June 25, 2007.
In reviewing these documents,we have determined that there is additional information and revisions
needed to complete your submittal. The requested information and revisions are as follows:
1. Submit two original mortgagee consent documents as indicated by the City of Ames Legal
Department. We have received the electronic copies and understand that the original
mortgagee consents are forthcoming.
2. Signed Agreement for Public Improvements.
3. Signed Agreement Pertaining to the Subdivision Platting and Development of Land in the City
of Ames Called Streets of North Grand Subdivision.
4. A bond or a letter of credit for the approved Public Improvement cost estimate and for the Fire
Door cost estimate.
5. Once approved, submit a bond or a letter of credit for the parking lot improvements on Lot 2.
6. Revised estimate for the parking lot on Lot 2 to reconfigure,restripe,and construct the parking
lot, including relocating medians, islands, parking aisles, and electric transformers in
accordance with the adaptive reuse/major site development plan approved by the City Council
on March 27, 2007.
7. Submit a temporary access and construction easement to the City to complete and install all
required parking lot improvements on Lot 2.
8. Revise the Final Plat to include the square footage for all lots and outlots included in the Final
Plat.
9. Revise the Final Plat to change the line type of Exception 1 (US Bank) so that it is not the
same line type as the property lines.
10. Revise the Final Plat to include the bearing and distances for the proposed easements.
11. Add the watermain easement in its entirety for Lotl.
12. Verify all distances and possible errors on Lot 2 descriptions.
Subject to review and determination of accuracy of your resubmittal,this item is tentatively scheduled
for a decision of the City Council at the meeting of July 10,2007. The deadline for the submittal of
items 6 through 12,above,is Thursday,July 5,2007,at or before 5:00 pm. The deadline for submittal
of items 1 through 5, above,is at or prior to noon on Tuesday,July 10,2007. It is advised that you or
your representative be at the City Council meeting to represent this request.
