Diane,
Please maintain a Letter of Credit in the amount of $20,000 (minimum) for Mike
Flummerfelt at the Four Season Trailer Park.
In 2006, the Four Seasons Trailer Park was platted with lots on each side of the entrance
drive dimensioned at 54 ft wide.
Buried electric lines were installed based off these dimensions. The developer placed trailer
homes perpendicular to the
lots so that they straddled the lot lines. This resulted in having trailer homes over the top
of buried electric lines. This
is against Ames Electric's standard practice for buried lines.
In 2014, the City required the developer to replat these affected lots to reflect the proper
alignment of one trailer per lot.
At that time, the developer was instructed to pay for the relocation of the buried electric
lines running under the trailer
homes on the lots mentioned above. The developer was given a cost estimate of $20,000
(see attached) for the work.
The work has not yet been completed (or even started). We'd like the developer to
complete this work at his earliest
convenience.

AGREEMENT FOR PUBLIC IMPROVEMENTS
" t The parties to this Agreement, made pursuant to S&tion 21304, Ames Munici
pal Code,
are Flummerfelt's Shady Grove M.H.C.,LLC,hereinafter referred to as"Owners",and the City
of Ames, Iowa,hereinafter referred to as "City".
WHEREAS, the Owners are in the process of" amending an easement in Lot 1, Four
Seasons Park Subdivision, Ames, Story County, Iowa; and
WHEREAS, the Owners are required to construct certain improvements and utilities
within the easement area, by not later than October 31. 2014 and, to pay reasonable engineering
and inspection fees therefor, all as part of the platting procedure of the City.

NOW THEREFORE, in consideration of the premises, it is hereby agreed that the
Owners shall deposit with the City a surety bond, letter of credit or certified check in the amount of
$7,245.00 conditioned upon the completion of the said improvements and utilities, by the said
date, as required by the City for said Subdivision, in accordance with plans and specifications on
file with the City's engineer and by this reference made a part of this Agreement.

improvements and utilities in the event Owners fail to do so as herein agreed, and to cover the costs
thereof with the surety bond, letter ot.'credit or the certified check., as the case may be.
IT IS FURTHER AGREED that upon satisfactory completion of the said improvements
and utilities, including the paying of reasonable engineering and inspection fees therefor,the bond
shall be released and the bondsman exonerated, the letter of credit released or the certified check
shall be returned to Owners, as the case may be.

The public improvements agreed to by Mr. Flummerfelt were to have been completed by March 31, 2015.
According to City Planner Jeff Benson, they are not completed. All efforts to reach the Market President
signing the LOC have not proven successful. Phone messages have been left, but to date, I have not
received a return call.
Please issue a new guarantee in the same amount and deliver to me by April 7, 2015.

to renew? Reason is that all but a small part of the erosion control is complete and the electrical work is

The majority of this subdivision has the erosion control (stabilization with vegetation) completed. Only
about 1/2 Acre remains bare in areas which were recently graded to level out pads for mobile homes.
After the trailers are placed and sodded/seeded we can release the remaining 1/2 Acre. The owner
should complete this work in the spring and we can then close out the COSESCO portion of the
security. I will let Diane know when the work is completed.

Subject: Shady Grove- Security
Diane-
is the applicant seeking the return of the security at Shady Grove now? Or, is it something we
simply need to renew? Reason is that all but a small part of the erosion control is complete and the
electrical work is not complete. My thoughts would be to retain the security on file otherwise, but if
they are seeking it by request then we could release portions of it.

overseeing the electrical items.
