It's unique that they final platted everything and then phased the construction, but it looks like all we would need is a LOC for the amount of the public improvements. I didn't see it Wednesday and was out yesterday. From what I see the public improvements is$148,068 and the amount for erosion control bond at $500/acre comes out to$550 for a total LOC of$148,618. It looks like the LOC for public improvements is$148,068 plus$500/acre of disturbance for the Construction Site Erosion and Sediment Control Bond. I calculated the acreage based on LF of sanitary sewer 9681f by 50ft wide easement area to get an acreage of 1.1 acres which comes out to $550 for that bond. This brings the total LOC to$148,618. 1 was talking with Jake Moore, our storm water specialist, and Chuck still has the DNR permit on the site, but you will most likely want to have him transfer that to you. There is also a COSESCO permit that is still out there for the site that Chuck had. There is no need to pay again for the permit, but Jake would like to have you fill out the permit in you name and have that for the file. The one concern is the amount($550) specified for soil erosion. If all of the requirements for that are not complete, we will need to renew the LOC for a lessened amount to that total or Mr. Flummerfelt could provide us with a Cashier's Check as security for that completion. Happy Friday! Per Eric Cowles, Mike Flummerfelt needs to file a LOC with me for water and sanitary sewer improvements for the next phase of the Four Seasons Subdivision. The entire Subdivision was platted in 2006; however, was going to be constructed in phases. Karen Marren has advised that there is nothing to take to Council, as the platting was approved in 2006; however, they do need to file security for those two public improvements. Mr. Flummerfelt's bank would like to have a six-month expiration on the LOC since Mr. Flummerfelt has a contract executed for water and sanitary sewer installation stating that they have to be finished in 60 days. Are you OK with a six-month LOC in this case? Eric Cowles confirmed that those two things will be completed in a relatively short time frame. I have explained to her, after talking to Mike Flummerfelt and Civil Engineer Eric Cowles, that the improvements will be completed within 60 days.
