COUNCIL ACTION FORM
SUBJECT: FINAL PLAT OF SOUTH GATEWAY DEVELOPMENT, PLAT 2
BACKGROUND:
The applicant is.requesting approval of the Final Plat of South Gateway Development,
Plat 2. This is a replat of Lots 8, 9, 10 and 11, all in South Gateway Development, as
approved on June 25, 2002, by the City Council. The subject property consists of
approximately 7.26 acres and is generally located north of Southeast 16t" Street
between Isaac Newton Drive and South Dayton Avenue.
The proposed Final Plat involves a change in the dimensions of Lots 8, 9, 10 and 11
from the original approved final plat of this subdivision. The purpose for expanding
former Lot 9 (proposed Lot 1) is to provide additional lot area for the construction of a
new hotel building, parking lot and landscaping on the lot. The north property line of
former Lot 9 (proposed Lot 1) is twelve feet further north in the proposed final plat. The
east property line of former Lot 9 (proposed Lot 1) is 20 feet further east in the proposed
final plat. These changes to the north and east property lines increase the size of
former Lot 9 (proposed Lot 1) from 1.77 acres to 1.97 acres, an increase of
approximately 8,712 square feet of lot area. The remaining three lots are slightly
smaller in the proposed final plat than what was approved by the original subdivision.
Sidewalks for the proposed subdivision are secured through an Agreement for Sidewalk
and Street Trees. These improvements will be installed in each street right-of-way as
development occurs.
ALTERNATIVES:
1. The City Council can approve the Final Plat for South Gateway Development, Plat 2.
2. The City Council can deny approval of the Final Plat for South Gateway
Development, Plat 2.
3. The City Council can refer this item back to staff and the developer for additional
information.
MANAGER'S RECOMMENDED ACTION:
All subdivision requirements have been fulfilled. Therefore, it is the recommendation of
the City Manager that the City Council adopt Alternative No. 1, thereby approving the
Final Plat for South Gateway Development, Plat 2.
